Overview

The Superintendent is responsible for overseeing the accurate, timely, and safe construction of high-end residential projects. This role includes managing on-site construction activities, ensuring compliance with architectural and structural plans, and maintaining a positive relationship with clients. As an ambassador of Timeline Design + Build, the Superintendent ensures that every project meets the company’s high standards for quality and client satisfaction.

Key Responsibilities
  • Project Management
    • Oversee the execution of architectural and structural plans, consultant reports, scopes of work, specifications, and construction schedules on assigned job sites.
    • Verify plans, consultant reports, and subcontracts for accuracy, ensuring all construction activities align with project specifications and schedules.
    • Proactively identify and resolve conflicts, coordinating with subcontractors, vendors, and inspectors to keep the project moving efficiently.
    • Manage Timeline labor hours and maintain adherence to project budgets and timelines.
  • On-site Supervision
    • Direct and supervise all construction activities on-site, ensuring the job progresses according to plan and meets quality standards.
    • Maintain a safe, clean, and respectful job site, adhering to safety regulations and company policies.
    • Schedule and oversee subcontractors, vendors, and inspections to ensure timely project completion.
    • Conduct regular site inspections to verify that work is being completed according to plans and specifications.
  • Reporting and Documentation
    • Write daily logs and weekly job reports, detailing project progress, labor usage, and any potential delays or issues.
    • Ensure all project documentation is up-to-date and accurate, facilitating clear communication between the project team and stakeholders.
  • Client Relations
    • Serve as an on-site representative of Timeline Design + Build, fostering positive relationships with clients and maintaining a professional demeanor at all times.
    • Address any client concerns or requests, providing updates on project progress and timelines.
  • Safety and Quality Control
    • Ensure that all safety protocols are strictly followed on-site, conducting regular safety meetings and maintaining compliance with safety regulations.
    • Monitor the quality of workmanship at every stage of the construction process, ensuring that all work meets or exceeds Timeline’s standards.
    • Assist with warranty or maintenance requests as needed, ensuring post-construction issues are resolved promptly.
Qualifications
  • Education:

    High school diploma or GED required; vocational training in construction management or related fields is desirable.
  • Experience:

    Minimum of 5 years of hands-on experience in custom residential construction, preferably as a Site Manager or Lead Carpenter. Has experience in custom homes.
  • Skills:
    • Strong leadership and team management abilities.
    • Proficiency in construction techniques, tools, and safety regulations.
    • Complete understanding of residential construction from foundation to finish.
    • Strong ability to read, interpret, and execute technical documents and drawings.
    • In-depth knowledge of residential building codes and construction best practices.
    • Excellent verbal and written communication skills, with the ability to organize and lead construction teams.
    • Strong understanding of carpentry techniques, methods of installation, and general construction practices.
    • Proficient in using electrical and manual equipment, hand tools, and measurement devices (powered saws, hammers, tape measures, etc.).
    • Strong time management skills, with the ability to prioritize tasks and manage multiple aspects of a project simultaneously.
    • Some proficiency in construction management software;
      Co-Construct or Buildertrend is a plus.
Physical Requirements
  • Able to lift and carry up to 70 pounds.
  • Able to climb and work on ladders.
  • Ability to use power tools safely and efficiently.
  • Able to work standing for extended periods.
  • Able to work in tight spaces, including under and on top of homes.
