Groundskeeper Position Summary
The Groundskeeper is responsible for maintaining the cleanliness, appearance, and overall condition of the Montecito residential community. This role includes General Manager support, routine maintenance tasks, and active enforcement of Community Development District (CDD) policies, including parking regulations and community standards. The Groundskeeper also ensures pet amenities, such as dog waste stations, are clean, stocked, and properly serviced.
The schedule for this position is Mondays, Wednesdays, and Fridays from 4pm to 8pm, and Saturdays and Sundays from 8am to 5pm.
Key Responsibilities Grounds & Facility Maintenance- Maintain common areas including lawns, landscaped areas, sidewalks, parks, amenities, and community entrances
- Identify and report maintenance issues, safety hazards, or vandalism
- Assist with minor repairs, painting, pressure washing, and general upkeep as needed
- Ensure community areas are clean, safe, and visually appealing at all times
- Enforce CDD rules, regulations, and community policies in a professional and courteous manner
- Monitor and enforce parking policies, including identifying unauthorized, improperly parked, or abandoned vehicles
- Issue warnings, notices, or reports related to parking and policy violations as directed by management
- Document violations with photos and written reports when required
- Serve as a visible presence within the community to promote compliance and safety
- Service and maintain dog waste stations throughout the community
- Empty waste receptacles and properly dispose of pet waste
- Refill dog waste bags and ensure stations are clean, stocked, and functional
- Monitor pet areas for cleanliness and compliance with community pet policies
- Follow all safety procedures and use equipment properly
- Interact professionally with residents, guests, vendors, and staff
- Respond to resident questions or concerns and direct them to management when appropriate
- Support community events or special projects as needed
- Previous groundskeeping, janitorial, or maintenance experience preferred
- Knowledge of basic landscaping equipment and tools
- Ability to understand and enforce community rules and policies
- Strong attention to detail and time-management skills
- Ability to work independently with minimal supervision
- Comfortable working outdoors in varying weather conditions
- Ability to walk, stand, bend, lift, and perform physical tasks throughout the workday
- Valid driver’s license preferred
- Professional demeanor and strong communication skills
- Observational skills and ability to document issues accurately
- Dependable, punctual, and self-motivated
- Basic problem-solving abilities
- Customer-service mindset with a firm but respectful approach to enforcement
- Outdoor work in all weather conditions
- Physical labor including lifting to 45 lbs
