As a Property Manager at Two Coast Living, you’ll be at the helm of one of our multifamily communities, leading daily operations, managing on-site teams, and delivering an exceptional living experience for residents. You’ll own the numbers, the experience, and the culture, all while driving occupancy, resident satisfaction, and revenue.

Responsibilities
  • Run the Show – Oversee all day-to-day operations, from leasing and resident relations to work orders and vendor coordination.
  • Lead the Team – Hire, train, schedule, and support on-site leasing and maintenance teams; create a positive culture where great work happens.
  • Market Like a Pro – Work with your team and marketing partners to promote your property, attract new residents, and renew existing leases.
  • Drive Financial Performance – Manage budgets, control expenses, maximize revenue, and ensure rent collection stays on track.
  • Be Resident-Focused – Serve as the go-to contact for the community, resolve concerns, welcome new residents, and create a place people are proud to call home.
  • Keep It Looking Great – Conduct regular property inspections, support unit readiness, and oversee maintenance standards and capital improvements.
  • Stay on Top of It All – Submit accurate financial reports, manage payroll/commissions, and stay compliant with local, state, and federal requirements.
  • Stay Plugged In – Engage with the local apartment association, monitor competitors, and build a strong community reputation.

What We’re Looking For
  • Experienced Leader – At least 4 years of multifamily property management experience and 2+ years leading a team.
  • Detail-Obsessed & Organized – Able to meet deadlines, prioritize effectively, and stay on top of commitments.
  • Clear Communicator – Communicates clearly and professionally with residents, staff, and stakeholders.
  • Customer-Focused – Residents feel heard, valued, and supported.
  • Financially Savvy – Understands rent rolls, budgets, reporting, and expense management.
  • Tech-Comfortable – Proficient with property management systems (e.g., Entrata), Microsoft Office, and related tools.
  • Positive & Proactive – Leads by example, stays calm under pressure, and brings solutions.
Qualifications
  • Education and Experience – Undergraduate degree or equivalent experience; minimum 4 years in residential property management with a track record in leasing or sales; minimum 2 years supervising two or more employees.
  • Proficient computer skills – Microsoft Office and related software.
  • Financial literacy – Ability to read, understand, and develop financial statements; basic math skills.
  • Valid driver’s license – To operate company-owned vehicles or use personal vehicle for work.
Physical Requirements
  • Expected work hours – Must work on peak days (including Fridays and Saturdays weekly, at least one Sunday a month, and holidays during peak hours).
  • Travel – Occasional driving of company or personal vehicle for business.
  • Work environment and physical demands – General office environment; ability to lift or move items up to 10 pounds; able to move about the property and perform tasks in varying weather and climates; ability to sit or stand for extended periods; climb stairs as needed.
  • FLSA Status – Exempt.

To be eligible for holiday pay, employees must have completed 90 days of employment and worked the last scheduled day before and the first day after the holiday.
