Responsibilities
  • Expediting make‑ready maintenance: checking appliance operations, changing light bulbs, repairing minor electrical problems, changing a/c filters, changing locks, repairing window locks, making minor plumbing repairs, performing other maintenance tasks as required by the condition of the unit, carpet repair.
  • Plumbing: repairing dripping faucets, cleaning stopped sinks, tubs, toilets, and sewer lines, maintaining a/c, boilers, heating units.
  • Pool maintenance: backwash filters, vacuum pool, skim pool, maintain required chemical levels.
  • Carpentry: repairing balconies, doors, frames, flooring, fences, dumpster bins, public service bins, tile, and replacing broken glass.
  • Painting: replacing damaged drywall, taping and mudding, texturing walls and ceilings, painting.
  • Grounds maintenance: collecting litter from grounds, assisting the groundskeeper, clearing snow and ice from all public thoroughfares.
  • Expediting service requests and maintaining excellent public relations for the corporation and complex.
  • Associated tasks: repairing appliances, re‑keying locks, performing light electrical repairs, maintaining supplies inventory, replacing burned‑out lights in all public areas.
Qualifications & Requirements
  • On‑call responsibilities as reasonably necessary to lease and deal with maintenance emergencies.
  • Minimum of 2 years of relevant experience.
  • Must hold a Fair Housing certification prior to interaction with prospects or residents.
  • Must possess a cell phone.
  • High School diploma or equivalent preferred.
  • Preferred certifications: plumbing, refrigeration, HVAC, EPA and CPO, knowledge of OSHA laws and regulations.
  • Ability to work evenings and weekends.
  • Must work efficiently and effectively as a dependable member of a professional maintenance team and independently.
  • Excellent human relation skills; tenant interaction required.
  • Mechanical aptitude and interest; willingness to learn new maintenance technologies.
  • Professional appearance; present self neat, clean, and professional at all times.
  • Comply with expectations in the Employee Handbook.
Physical Demands and Work Environment

This job is located in a multifamily housing complex and is performed indoors and outdoors in all kinds of weather. The position is physically demanding; it requires walking, standing, and sitting for extended periods, climbing stairs and ladders, shoveling snow and ice, moving appliances, and operating a variety of equipment.
