HVAC Preventative Maintenance Technician

ABM Industries is seeking an HVAC Preventative Maintenance Technician to perform scheduled inspections, filter changes, coil cleaning, and minor repairs on commercial HVAC systems. You will troubleshoot basic mechanical issues, document work performed, and support optimal building comfort and energy efficiency. Working across diverse facilities, you'll follow ABM's strict safety protocols, use CMMS or work order systems, and communicate equipment status to supervisors and clients.

Responsibilities

• Perform scheduled preventative maintenance on commercial HVAC equipment, including RTUs, AHUs, and split systems
• Inspect, clean, and replace filters, belts, coils, and other wear components
• Identify and report deficiencies and needed repairs to supervisors or lead technicians
• Complete basic troubleshooting and minor mechanical and electrical repairs within scope
• Document all work performed in CMMS or work order systems with accurate notes and time entries
• Follow ABM and client safety policies, including lockout/tagout and PPE requirements
• Communicate equipment status, issues, and recommendations to clients and internal teams
• Assist senior technicians with more complex diagnostics and repairs as needed
• Maintain tools, equipment, and work areas in clean and safe condition
• Travel between client sites as assigned and respond to scheduled and occasional urgent calls
