Job Title:

Preconstruction Manager (Commercial Construction)

Location:

Scottsdale, AZ

Salary Range: $120,000 - $160,000 Base Salary + Bonus + Comprehensive Benefits

Key Responsibilities
  • Lead all preconstruction activities for commercial construction projects.
  • Develop conceptual, schematic, design development, and GMP estimates.
  • Analyze drawings, specifications, and project requirements to identify risks, opportunities, and cost‑saving solutions.
  • Coordinate with architects, engineers, consultants, and ownership teams during project planning and design phases.
  • Manage subcontractor and supplier outreach, bid solicitation, and scope review.
  • Prepare detailed quantity takeoffs, cost analyses, and budget reports.
  • Develop and maintain project schedules during preconstruction.
  • Conduct value engineering exercises and recommend cost‑effective alternatives.
  • Facilitate design review meetings and provide constructability feedback.
  • Support business development efforts by participating in client presentations and project interviews.
  • Assist with contract negotiations and project handoff to operations teams.
  • Maintain current knowledge of market pricing, labor trends, and material costs within the Arizona construction market.
Qualifications Required
  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field (or equivalent experience).
  • 5+ years of commercial construction estimating and/or preconstruction experience.
  • Experience managing preconstruction efforts for projects valued at $10M+.
  • Strong understanding of construction means and methods, scheduling, and budgeting.
  • Proficiency with estimating software and construction management platforms.
  • Ability to interpret construction drawings and specifications.
  • Excellent communication, presentation, and relationship‑building skills.
Preferred
  • Experience with healthcare, education or corporate office projects.
  • Knowledge of local Scottsdale/Phoenix subcontractor and supplier markets.
  • Experience with Design‑Build and CMAR delivery methods.
  • Professional certifications such as CCM, DBIA, or LEED accreditation.
