Senior Construction Project Manager

We are seeking an experienced Senior Construction Project Manager to oversee and manage all aspects of the construction process, from pre‑construction planning through project completion and closeout. This role requires a strong background in construction management, site coordination, scheduling, budgeting, contract administration, and compliance. The Senior Construction Project Manager will work closely with project stakeholders, design teams, subcontractors, municipal agencies, and internal teams to ensure successful, on‑time, and on‑budget project execution across the company's portfolio of ground‑up and renovation projects.

• Lead the construction phase of projects, ensuring alignment with company goals, budgets, and timelines.
• Develop and maintain detailed project schedules to track progress and ensure timely completion, identifying the critical path and long‑lead items early.
• Collaborate with architects, engineers, and design teams to review project plans, specifications, and constructability.
• Evaluate and mitigate construction risks, ensuring proper contingency planning and proactive issue resolution.
• Manage procurement of materials, equipment, and subcontractor agreements, including bid leveling and buyout.
• Lead pre‑construction planning, including value engineering, phasing strategy, and coordination of permitting and entitlement requirements.
• Review and manage submittals, RFIs, and change orders, ensuring timely turnaround and accurate documentation.
• Serve as the primary on‑site point of contact for contractors, subcontractors, and vendors.
• Conduct regular site inspections to monitor progress, quality, and adherence to safety standards.
• Coordinate daily operations with superintendents, site managers, and foremen to ensure smooth workflow.
• Facilitate problem‑solving and conflict resolution among stakeholders.
• Manage interfaces between trades, utilities, and municipal inspectors to keep work sequenced and unobstructed.
• Lead regular owner‑architect‑contractor (OAC) meetings and maintain clear, documented communication channels.
• Develop and manage project budgets, ensuring cost control and efficiency.
• Review and approve contractor and vendor invoices and pay applications, tracking project expenses against financial targets.
• Identify cost‑saving opportunities without compromising project quality or safety.
• Prepare and maintain accurate cost reports, forecasts, and cash‑flow projections for senior management.
• Manage change‑order pricing, negotiation, and approval, protecting the company's financial interests.
• Track contingency usage and provide early warning of potential cost overruns.
• Administer construction contracts (including AIA documents such as A102 and A201), enforcing scope, terms, and schedule obligations.
• Coordinate certificates of insurance (COIs), lien waivers, bonds, and required closeout documentation.
• Maintain organized, audit‑ready project records, including contracts, correspondence, and approvals.
• Ensure all construction activities comply with local, state, and federal building codes, safety regulations, and zoning laws.
• Conduct routine safety inspections and enforce OSHA and company safety policies.
• Manage permit applications and inspections, ensuring timely approvals.
• Coordinate with municipal agencies and third‑party inspectors to maintain compliance throughout construction.
• Promote and enforce a strong job‑site safety culture among all trades and personnel.
