We manage our portfolio through an in-house construction, property management, and asset management platform, and we employ roughly 300 people across five states.
Rise
48 Equity is standing up a treasury function and putting accounts payable under it. You will own cash across the portfolio's property and fund entities — where it sits, where it is going, and whether it arrives on time. You will build the weekly forecast, run monthly investor distributions and capital calls, own the banking relationships and every entity account, and lead a team of three to five AP specialists.
Today this work is scattered. You will make it one function, and you will build it from the ground up.
First 60 to 90 Days
Four things should exist by day 90 that do not exist today.
- A complete, verified inventory of every entity bank account, signer, and access right, reconciled against the banks' own records.
- A rolling 13-week cash forecast in production, with the first consolidated cash position report published to the CFO.
- A written treasury and disbursement operating procedure covering distributions, recurring funding obligations, and outbound payment approvals, agreed with the CFO.
- A measured baseline for accounts payable invoice turnaround, so the standard below is tracked rather than asserted.
- Build and publish a rolling 13-week cash forecast covering every corporate, property and fund entity, and report the consolidated cash position to the CFO and CEO each week.
- Position cash across entity accounts so operating obligations, funding requirements, and distributions are covered without unplanned transfers.
- Execute monthly investor distributions and capital calls on the published schedule, coordinating with accounting and investor relations on amounts and timing.
- Fund replacement reserves, tax and insurance escrows, and other recurring obligations on their due dates.
- Own the banking relationships end to end — bank selection, treasury management services, service levels, and fee negotiation.
- Administer every entity bank account, including openings, closings, signer changes, and user access rights, and keep a verified inventory reconciled against the banks' records.
- Write and maintain the treasury and disbursement operating procedures, and recommend the team and systems the portfolio needs as it grows.
- Lead the accounts payable team, setting and enforcing daily standards for invoice intake, entry, coding, and reconciliation.
- Resolve the exceptions the team cannot clear — disputed invoices, missing approvals, and vendor escalations — and hire, train, and develop the AP staff.
- Operate outbound payments within the bank's approval framework, elevate anything that falls outside it, and keep duplicate and erroneous payments out of the run.
- Seven or more years in treasury or corporate cash management, with hands‑on ownership rather than oversight of someone else doing the work.
- Multi‑entity treasury experience in real estate or fund structures — cash managed across many single‑purpose entities, not a single operating company.
- Managed a transactional finance or accounts payable team, including hiring, setting standards, and holding people to daily turnaround.
- Direct ownership of bank relationships and account administration, including openings, closings, signers, and access rights.
- Bachelor's degree in accounting, finance, or economics.
- Entrata or Yardi experience.
- Private equity, syndication, or fund experience, including capital call and distribution mechanics.
- $130,000 – $160,000 base, commensurate with experience, plus an annual discretionary performance bonus
