Baron is seeking a service-driven, detail-accurate Leasing Consultant to deliver five-star experiences to prospects and residents while executing a disciplined, compliant leasing process. You’ll greet and qualify prospects, lead high-impact tours, maintain accurate market/inventory knowledge, process applications and leases error-free, and support off-site outreach that drives qualified traffic.
What You’ll Do- Deliver first-contact excellence: Greet and assist prospective residents and vendors with exceptional customer service; meet time-to-assist targets.
- Conduct persuasive, accurate tours: Showcase apartment features and benefits tailored to prospect needs; drive tour-to-application conversion.
- Qualify effectively: Determine needs, eligibility, and desirability through structured discovery, active listening, and transparent communication.
- Own market and inventory literacy: Maintain current knowledge of unit specs, availability, notices, pricing, and promotions; quote terms without error.
- Process leasing operations and files: Prepare and process applications, leases, and move‑in/move‑out steps on time and in compliance with Fair Housing and company policy.
- Handle funds with precision: Collect and post deposits, fees, and rents accurately with zero reconciliation variances; follow dual‑control and documentation protocols.
- Execute the marketing and leasing plan: Coordinate tasks with maintenance, vendors, and marketing; translate plans into measurable activities and outcomes.
- Outreach and business development: Maintain communication with business and locator services; conduct off‑site marketing visits as necessary and document ROI.
- Maintain show‑ready standards: Ensure model apartments, available units, and office are tour‑ready; meet cleanliness/inspection standards without rework.
- Service recovery: Respond promptly and professionally to resident requests and concerns; resolve conflicts to SLA targets with high satisfaction.
- Risk recognition: Identify unusual circumstances and elevate to the Community Manager the same business day with concise, complete details.
- Data integrity: Keep CRM/property management systems up to date with accurate, contemporaneous records; produce audit‑ready documentation.
- Autonomy and judgment: Proactively initiates and documents off‑site outreach when appropriate; meets or exceeds monthly contact targets.
- Service metrics: High CSAT/mystery shop scores on first contact; fast response and resolution times with low escalations.
- Operational excellence: Error‑free applications and lease files; on‑time rent/deposit posting with zero reconciliation variances; passes compliance audits.
- Market accuracy: Quotes availability and rates correctly; updates knowledge within 24 hours of changes; scores well on spot checks.
- Presentation ownership: 100% of scheduled show units tour‑ready during business hours; no tour reschedules due to condition.
- Risk and escalation: Same‑day reporting of unusual circumstances; zero unreported material issues.
- Professionalism: Consistent positive demeanor and brand representation; no incidents of unprofessional conduct.
