Position: Maintenance Technician (HSG)

Under general supervision of the Housing Maintenance Supervisor, maintains the interior and exterior condition of all subdivision homes, assigned areas and properties associated with, and managed by, the Housing Division. Performs a variety of maintenance, construction, renovation, cleaning and repair activities for Housing Division units and property to ensure safe livable condition and to safeguard the properties.

This job class is treated as FLSA Non-Exempt and considered a DRIVING position.

  • Housing Maintenance
    :
    Performs a wide variety of associated maintenance tasks including, but not limited to, electrical, plumbing, HVAC, carpentry, roofing, home cleaning, landscaping, grounds keeping, and preventive maintenance on a scheduled or as-needed basis or at the direction of the Maintenance Supervisor.
  • Performs work order repairs plus minor and major renovations to Housing Division units including home cleaning and roof repairs.
  • Completes work orders as received by deadlines set by supervisor. Keeps the supervisor informed of progress and materials used. Requests supplies needed to complete work assignments and unit renovations.
  • Maintains an inventory of assigned tools and equipment.
  • Assists in maintaining the inventory of supplies and materials by signing out inventory and accounting as per the work order or unit renovation.
  • Replaces tiles.
  • Keeps the maintenance shop area facilities and equipment in safe and optimum operating order.
  • Complies with OSHA safety practices.
  • Electrical
    :
    Performs and assists in installing, testing and repairing electrical fixtures and equipment.
  • Safely operates electrical, power and manual tools and equipment including, but not limited to, generators, compressors, pipe benders and other equipment.
  • Assists in preparing material lists for inventory, assigned work and unit renovations.
  • Assists in testing the continuity of circuits to ensure electrical compatibility and safety of all components.
  • Measures, cuts, installs and fastens conduit, conductors, boxes, panels and meters in the renovation and maintenance of the Housing Division units.
  • Removes abandoned materials as necessary to provide renovation and maintenance of Housing Division units.
  • Demonstrates proficiency with installation and wiring of electrical fixtures including, but not limited to, light fixtures, outlets, ceiling fans, light switches, etc.
  • Makes minor repairs to appliances including ranges, refrigerators, washer and dryers.
  • Troubleshoots repair switches, elements, timers, motors, etc.
  • Works proficiently on a daily basis with PVC conduit, IMC conduit, EMT conduit, Romexwire, X-wire, THNN wire, fasteners and fittings in the construction and maintenance of Housing Division units.
  • Works from blueprints, drawings, sketches, work orders and verbal instructions. Reads and follows sketches, diagrams or blueprints showing location of electrical fixtures and equipment.
  • Plumbing
    :
    Assist in assembling, installing, testing and repairing plumbing fixtures for building maintenance projects by working from blueprints, drawings, work orders and verbal instruction.
  • Assists with installation of all types of piping systems.
  • Installs and repairs air and water lines plus water disposal systems.
  • Installs tubs, toilets, sinks, water heater and other fixtures pertinent to water or waste systems.
  • Cuts, bevels and threads pipe as necessary to perform installation or repair on the plumbing systems.
  • Assists with trouble-shooting plumbing problems and making necessary repairs.
  • Opens clogged drains, replaces valves, washers and any other items as required.
  • Repairs and replaces lawn irrigation systems.
  • Performs all duties related to the plumbing trade as assigned.
  • Heating, Ventilation & Air Conditioning (HVAC):
