Maintenance Technician II

Simpson Housing LLLP is seeking a Maintenance Technician II to support day-to-day maintenance at our multifamily apartment community. In this resident-focused role, you'll perform routine and emergency repairs, diagnose and troubleshoot mechanical, electrical, plumbing, and appliance issues, and complete work orders in a timely, professional manner. Responsibilities include unit turns, preventive maintenance, grounds and building upkeep, and partnering with the office team to ensure high resident satisfaction.

This position requires rotating on-call duty, strong customer service, accurate documentation, and adherence to safety and company standards.

Responsibilities

• Perform routine and emergency maintenance on apartment units and common areas
• Diagnose and repair basic electrical, plumbing, HVAC, and appliance issues
• Complete resident work orders accurately and in a timely manner
• Assist with unit turns, make-ready repairs, and inspections
• Conduct preventive maintenance on building systems and equipment
• Maintain grounds, lighting, and building exteriors for safety and curb appeal
• Document all maintenance activities and parts used per company standards
• Follow safety procedures, building codes, and company maintenance policies
• Participate in rotating on-call schedule for after-hours emergencies
• Collaborate with property management and leasing teams to support resident satisfaction
