We are looking for an intelligent, reliable, and highly detailed person to own our financial operations. This is a remote, full‑time role for someone who wants stability and enjoys solving challenges within a fast‑paced environment. We need a Rockstar who is an expert in App Folio and Quick Books Online and can hit the ground running without training.
What You Will DoIn this role, you will handle both high‑level financial oversight and daily accounting tasks.
High-Level Financial Management (The "Controller" Brain)
- Financial Review:
Analyze financial statements, fix mapping errors, and ensure the General Ledger (GL) is 100% correct. - Compliance & Audits:
Manage 1099s, W2s, and insurance audits. - Budgeting:
Create regular budgets and track "actual vs. budget" spending to help the company scale. - Judgment Calls:
Provide expert answers to difficult financial questions and create Financial SOPs (Standard Operating Procedures). - Specialized AP:
Pay property taxes, FTB with holdings, and mortgages accurately and on time.
- App Folio Mastery:
Perform tenant ledger corrections, oversee security deposit refunds and move‑out accounting, and correct property GL errors. - Quick Books Operations:
Cut hard checks, enter time‑sensitive bills, and manage corporate Accounts Payable (AP) and reimbursements. - Payments:
Process time‑sensitive vendor payments and calculate complex commissions (Lease, BDM, and internal brokerage commissions). - Communication:
Respond to financial inquiries from owners, vendors, and property managers with professional English. - Onboarding:
Manage vendor onboarding, including collecting W9s and COIs. - Tenant Actions:
Review and approve tenant credits and reversals, and prorated utility bills. - Complex Calculations:
Handle RUBS (Ratio Utility Billing Systems), CAM (Common Area Maintenance) reconciliations, and Section 8 owner accounting. - Owner Services:
Send monthly owner statements and lead utility start/stop services and prorated billing.
- Expert Knowledge: 7+ years of accounting with deep experience in California Property Trust Accounting laws.
- Software Pro:
You must be a "Power User" of App Folio and Quick Books Online. - Reliable:
You are a person of high integrity who meets every deadline without being reminded. - Collaborative:
You enjoy helping property managers and answering technical questions clearly. - Detail‑Oriented:
You take pride in finding and fixing small errors before anyone else sees them. - Language & Communication:
Excellent written and spoken English is required. Candidates based in Mexico, Central America, or South America are strongly encouraged to apply; candidates from other regions are welcome if their accounting expertise and English proficiency are outstanding.
Pay: $23–$26 per hour, commensurate with experience.
Location: Fully remote. We are primarily seeking candidates in Mexico, Central America, or South America, but are open to exceptional candidates globally.
Schedule: Full‑time, must work PST hours.
