This project involves subterranean excavation, complex shoring systems, and tight site logistics, requiring a leader with the technical know‑how and composure to manage field execution in one of Seattle’s most active and regulated neighborhoods. This role is ideal for a superintendent who thrives in early‑phase construction, understands the permitting intricacies of the U District, and can effectively manage crews to deliver foundation, waterproofing, and vertical structure on time and within budget.

  • Coordinate with geotechnical consultants and shoring engineers to implement pre‑approved excavation support plans.
  • Manage utility coordination and shoring adjacent to existing structures, including potential UW properties and rights‑of‑way.
  • Serve as field liaison with Seattle Department of Construction & Inspections (SDCI) and the University of Washington Planning/Facilities when applicable.
  • Drive site safety compliance, particularly in areas such as excavation, fall protection, and trenching.
  • Enforce QA/QC standards across all structural elements, including formwork, shotcrete, waterproofing membranes, and envelope interfaces.
  • Track critical path activities for early‑stage trades and monitor pre‑pour checklists and concrete placement logistics.
Required Experience
  • 8–12 years of field leadership in multifamily or mixed‑use construction (ground‑up projects preferred), including at least 5 years in the Seattle metro.
  • Direct experience managing deep excavation and shoring systems in the U District or similar Seattle neighborhoods (Capitol Hill, Roosevelt, Northgate, etc.).
  • Proven track record with projects involving tight site access, adjacent structure protection, and utility coordination with SPU/SCL.
  • Expert in reading and implementing structural shoring plans, tieback layouts, waterproofing submittals, and dewatering systems.
  • Familiarity with: SDCI preconstruction and inspection protocols, ROW Management Plans (TMP/SDOT), Temporary tieback easements, and vibration monitoring.
