Overview
Ryan Companies US, Inc. is seeking an Estimator II to join our team in Seattle. The role requires a bachelor’s degree in Construction Engineering or Construction Management (or a 2-year associate degree in Construction Project Management) and at least five years of proven experience in the commercial construction industry.
Responsibilities- Work with preconstruction managers, project managers, and other estimators to develop accurate and timely conceptual and detailed estimates.
- Perform quantity take‑offs of all construction systems.
- Solicit subcontractor pricing for budgeting and bidding events.
- Ensure alignment of scope, schedule and budget throughout the design evolution.
- Scope, select and recommend subcontractors based on best value and project requirements.
- Create and monitor project estimate updates as the project scope evolves and refines.
- Actively participate in subcontractor outreach and engagement to promote positive working relationships.
- Champion data integrity through consistent archiving of estimates and tracking historic costs.
- Support the development, architecture and construction teams with preconstruction expertise, including cost validation, value design, schedule input, procurement lead times and project pursuit assistance.
- Embrace new and existing tools created to support preconstruction activities and execution.
- Review and provide feedback on project estimates created by project managers and other estimators.
- Assist and mentor new estimators, project managers and preconstruction engineers.
- Assist clients and developers with conceptual budgets, capable of cost modeling using Uniformat II system costs.
- Knowledge of construction means and methods, building types and procurement methods.
- Understanding of design management and its impact on budget.
- Proficiency with CSI and Uniformat II work breakdown structures.
- Ability to perform thoughtful and accurate quantity take‑offs and summarize data for comparison and evaluation.
- Working knowledge of DESTINI Estimator, Microsoft Excel, OST, JOIN, Building Connected and Bluebeam.
- Strong communication skills, proactive and customer‑focused.
- High level of professionalism, honesty and integrity.
- At least six years of successful estimating and construction experience in a design‑build environment (aligned with a minimum of 5+ years of experience in the commercial construction industry).
Salary range: $106,600 – $133,300 per year. Annual base salary may vary within the anticipated range based on location and selected candidate’s knowledge, skills and abilities.
