Senior Estimator

A leading commercial general contractor is seeking an experienced Senior Estimator to join its Seattle preconstruction team. This role will be responsible for developing detailed and accurate estimates, supporting preconstruction strategy, managing bid packages, and preparing complete estimate deliverables for clients.

The ideal candidate will have strong experience estimating complex commercial construction projects, with a solid understanding of unit costs, subcontractor pricing, self‑perform work, constructability, logistics, and design development cost tracking.

• Lead the development of conceptual, schematic, design development, and construction document estimates.
• Prepare complete estimate packages for internal review and client presentation.
• Develop detailed quantity takeoffs, pricing, general conditions, general requirements, and self‑perform work estimates.
• Analyze subcontractor bids, manage bid solicitation, level proposals, and make award recommendations.
• Track design development cost trends and identify potential budget overruns or cost‑risk areas early.
• Work closely with project executives, project managers, superintendents, and preconstruction teams to align budgets, schedules, staffing, logistics, and procurement strategy.
• Participate in value engineering by identifying cost‑effective solutions and maintaining budget options logs.
• Review drawings, specifications, scopes of work, and project documents to ensure estimate accuracy and completeness.
• Support client meetings, estimate reviews, and preconstruction presentations.
• Maintain current knowledge of market pricing, labor rates, material escalation, subcontractor availability, and regional construction trends.
• Mentor junior estimators and support best practices across the preconstruction team.

• 7+ years of estimating or preconstruction experience within commercial construction.
• Experience working for a general contractor on commercial, technical, healthcare, life science, education, technology, or complex tenant improvement projects.
• Strong knowledge of unit costs, subcontractor pricing, self‑perform estimating, general conditions, and construction logistics.
• Ability to prepare estimates from early conceptual design through full construction documents.
• Strong plan-reading, quantity takeoff, scope review, and bid leveling skills.
• Experience with estimating software such as Timberline/Sage, On‑Screen Takeoff, Bluebeam, Building Connected, or similar platforms.
• Proficiency with Microsoft Office; scheduling software such as Primavera P6 or MS Project is a plus.
• Bachelor’s degree in Construction Management, Engineering, Architecture, Quantity Surveying, or a related field preferred.
• Strong communication, organization, analytical, and client-facing presentation skills.
• Seattle/Puget Sound market knowledge is preferred.
• Base salary up to $200,000
