Assistant Project Manager

The Assistant Project Manager prepares the project labor schedule and budget for all assigned projects. The Assistant Manager coordinates activities of all consultants and engineers and provides leadership, planning, organization, direction, coordination, and control to meet the profit and growth objectives on all projects assigned.

• Assist in the initiation, planning, design, execution, monitoring, controlling, and closure of residential high-rise projects.
• Coordinate overall project activities under the direction of the Project Manager and in collaboration with the Development Manager, site staff, subcontractors, and consultants.
• Align projects with company high standards.
• Develop, track, and maintain project schedules; review critical path and adapt to meet deadlines.
• Report and update project schedule to Project Manager or Directors.
• Assist in quantity takeoff, bid tendering/buyout process, contract administration, cost estimating, and budget development.
• Review cost analysis of material purchases and maintain project cost database.
• Prequalify vendors and subcontractors; draft subcontracts.
• Plan and define project scope for subcontractors and employees.
• Manage project resource allocation from internal and external resources.
• Oversee project documentation, communication, and reporting; process RFIs, bulletins, and submittals.
• Stamp and send out submittals and transmittals to subcontractors.
• Manage change orders and subcontractor invoices.
• Act as field engineer responsible for overall quality control.
• Prepare project-specific safety plans and conduct site safety reviews.
• Prepare daily reports and monitor subcontractor activities.
• Develop and maintain punch lists.
• Manage changes in project scope, identify potential issues, and devise contingency plans.
• Problem solve and troubleshoot field conditions.
• Oversee project team including coordinators, superintendents, and engineers.
• Assist in ensuring the project stays on budget, on schedule, and on drawing specifications.
• Participate in post-project review with key personnel.
• Perform other duties as required.

• Minimum 3 years of Project Engineer experience.
• Experience in ground-up high-rise construction.
• Associate’s degree or higher in Interior Design, Interior Architecture, Construction Management, or a related field (preferred).
• Strong knowledge of construction methods, detailing, and building codes.
• Proficiency in MS Project, Outlook, Word, Excel, and Windows.
• Ability to guide, direct, and coordinate a department with five or more employees.
• Demonstrated ability to run a department efficiently.
• Ability to read, analyze, and interpret prints, architectural drawings, financial and job cost reports.
• Excellent knowledge of industry trends impacting the business.
• Excellent customer service orientation and interpersonal skills.
• Excellent oral and written communication skills.
• Develop and maintain punch lists for residential units and amenity spaces.
• Assist in preparing project-specific safety plans and conducting site safety reviews.
• Troubleshoot field conditions and coordinate design solutions with consultants.
