Construction Manager

The Construction Manager leads the planning, coordination, and execution of multiple concurrent retrofit, renovation, expansion, and tenant improvement projects across a U.S. fulfillment and industrial facilities network. This role owns the full project lifecycle from preconstruction through construction, commissioning, and operational handoff, typically managing 5–10 active projects at any given time. The Construction Manager partners closely with architects, engineers, design consultants, contractors, and internal stakeholders to deliver projects safely, on schedule, within budget, and in alignment with established standards for industrial and fulfillment center environments.

Responsibilities include:

  • Leading construction projects through the complete lifecycle, including planning, design coordination, permitting, procurement, construction, commissioning, and turnover to operations.
  • Managing approximately 5–10 concurrent retrofit, renovation, tenant improvement, and expansion projects within active industrial and fulfillment facilities.
  • Driving preconstruction efforts, including budgeting, estimating, design reviews, constructability reviews, scheduling, and risk management.
  • Coordinating closely with architects, engineers, design consultants, contractors, and internal business stakeholders to align scope, schedule, and project objectives.
  • Overseeing field construction execution, ensuring adherence to budget, schedule, quality standards, and safety requirements.
  • Negotiating and managing construction, procurement, and labor contracts, including contract review, RFIs, and vendor engagement.
  • Monitoring and controlling project budgets and schedules, providing accurate financial updates, forecasts, and progress reports.
  • Identifying project risks early, developing mitigation strategies, and maintaining delivery commitments in fast-paced operational environments.
  • Supporting fulfillment centers, distribution facilities, warehouses, manufacturing environments, and large commercial facilities within assigned regions.
  • Preparing and delivering clear, executive-level communication and reporting on project status, issues, and milestones.
  • Balancing multiple projects in varying stages of design and construction while maintaining stakeholder expectations and operational continuity.
  • Ensuring construction activities within occupied and operational facilities minimize disruption and comply with operational constraints.
  • Leveraging construction scheduling and project management tools to plan, track, and optimize project delivery.
  • Traveling to project sites as needed to oversee work, conduct site walks, and support on-site coordination with project teams.

Essential skills include:

  • Proven end-to-end construction and preconstruction management experience from concept and design through construction, commissioning, and operational handoff.
  • Demonstrated experience managing 5–10 concurrent industrial or commercial retrofit, renovation, or tenant improvement projects.
  • Strong understanding of both preconstruction planning and field execution in fast-paced operational environments.
  • Experience managing commercial and/or industrial construction projects, including fulfillment centers, distribution centers, warehouses, manufacturing facilities, or large commercial facilities.
  • Bachelor's degree in Engineering, Construction Management, Architecture, or a related technical discipline.
  • Professional experience as a Construction Manager, Project Construction Manager (PCM), or Pre-Construction Manager.
  • Experience overseeing project budgets, schedules, procurement, and contractor management.
  • Proven ability to coordinate with architects, engineers, consultants, design teams, and internal stakeholders.
  • Strong stakeholder management and communication skills, including executive-level reporting.
  • Experience with procurement, contract negotiation, and contract review.
  • Ability to identify and mitigate project risks while maintaining delivery commitments.
  • Ability to travel regionally as needed, typically around 20%.
