Community Service Manager – Weidner Apartment Homes
Weidner Apartment Homes is committed to teamwork, through a spirit of honesty, trust and mutual respect. As a Community Service Manager, you will mentor, train, and work with the service team members to oversee all maintenance aspects for your community. This role will work alongside the Community Director to ensure financial performance and increase asset value. A successful candidate is detail‑oriented, a trustworthy team player, and takes pride in their work, while providing excellent customer service to residents, associates and vendors.
PrimaryResponsibilities
- Manage any staff issues promptly and communicate performance evaluations of site staff to the Area Director and/or Regional Director.
- Assist with interviewing and recruiting associates; mentor and develop all maintenance and housekeeping associates.
- Prepare and supervise apartments for occupancy, including painting, drywall repair, trash out, mechanical, plumbing, and electrical repairs.
- Perform and assign service requests for residents daily and timely.
- Perform and oversee system repairs on electrical, plumbing, boilers, hot water heaters, HVAC systems, appliances, etc.
- Perform detailed work with carpentry, drywall repairs, and interior/exterior painting.
- Clean and supervise pools, monitor chemical balance, maintain logs as required by city ordinances.
- Perform pre‑move‑out inspections with Community Director.
- Schedule timely completion of make‑readies and service requests with maintenance staff and vendors.
- Ensure daily grounds maintenance, including trash removal, pet waste removal, and sweeping walkways.
- Manage and complete property improvements and preventive maintenance scheduled tasks.
- Maintain accurate documentation of all replacements and on‑site purchases, including product warranty information.
- Prioritize service responsibility for all maintenance and housekeeping associates daily.
- Manage vendor relationships for best pricing, quality, and service.
- Reorder inventory supplies within the property’s budget parameters.
- Participate in the on‑call rotation as scheduled/needed.
- Use personal vehicle to respond to service requests and pick up supplies as needed.
- Ensure market‑ready apartments, common areas and amenities are clean and maintained daily to Weidner’s quality standards.
- 2+ years maintenance experience required.
- Prior management experience desired.
- Advanced mechanical aptitude.
- Ability to lift up to 80 pounds (36 kg), climb ladders, and multiple flights of stairs.
- Ability to use an appliance dolly, push/pull up to 200 pounds (90 kg).
- Ability to work outdoors in all weather conditions.
- Ability to stand on feet throughout the shift.
- Knowledge of electrical, plumbing, carpentry, swimming pool maintenance, appliances, building systems, irrigation systems, and HVAC systems.
- HVAC, CPO, and EPA certifications desired.
- Industry designations (CAMT) desired.
- Strong motivation to learn and contribute in a fast‑paced environment.
- Clear communication skills (in person, phone, email, text).
- Proficiency with Microsoft Office (Word, Excel, PowerPoint, Outlook).
- Experience with Yardi and Paycom preferred; willingness to learn new software.

- Regular attendance, adherence to company dress code and professional appearance.
- Ability to work independently or in a team and outside normal hours as needed.
- Willingness to be assigned to other Weidner properties as needed.
- Working knowledge of English; detail‑oriented and organized.
- Agreement to a criminal background check and voluntary drug testing.
- Access to personal vehicle and reliable transportation; valid driver’s license, vehicle and insurance.
