Job SummarySupports the Project Manager in overseeing the on‑time completion of larger and more expansive new development projects by planning and coordinating all construction‑related activities, managing project costs and budgets, and providing ongoing communication and progress reports to equity partners, executives, and other key business leaders.
Responsibilities- Review project specifications, blueprints, and building plans; supervise construction site personnel and contractors; inspect and approve completed work; manage the project budget and expenses; ensure compliance with safety and code requirements.
- Participate in project planning meetings; review and provide input into the scope of work, specifications, timeline, and construction schedule to ensure an on‑time, on‑budget completion.
- Review bids and proposals from contractors and sub‑contractors; develop, negotiate, and approve contracts; acquire materials, supplies, and other service providers required for the project.
- Recommend and approve change orders or amendments to specifications, blueprints, and plans when appropriate; amend related documents and budgets accordingly.
- Monitor on‑site work; perform routine quality control inspections for code and safety compliance; troubleshoot and resolve issues affecting the construction schedule; surface concerns to key business leaders when required.
- Communicate project status to business leaders; surface and address concerns; plan actions to ensure on‑time, on‑budget completion.
- Conduct project site inspections as needed; support project‑assigned team members; recommend, approve, and implement modifications to plans, schedule, staffing, or budget.
- Prepare various human‑resources, financial, administrative and other reports and analysis; perform additional duties as assigned or necessary.
- Minimum 3 years of experience on 2+ ground‑up construction projects.
- Strong organizational, time‑management and project‑management skills to track, report and manage multiple projects and priorities with critical deadlines.
- Demonstrated ability to communicate effectively and work in a team environment with owners, architects, subcontractors and business leaders.
- Critical thinker and self‑starter capable of accomplishing tasks with limited guidance and supervision.
Salary range: $106,000 – $132,000.
Additional Compensation may include a quarterly or annual bonus program for corporate positions, or weekly, monthly, and/or quarterly bonus programs for onsite property positions.
