Responsibilities
  • Manage day-to-day operations of the property or properties including resident satisfaction and retention, full resident lifecycle activities (lease administration, rent collection, delinquency management), property P&L, and marketing.
  • Meet client expectations and provide excellent customer service.
  • Recruit, interview, give feedback, and hire.
  • Create a climate where associates want to do their best by leading, communicating a shared vision, and coaching.
  • Execute the strategic marketing plan to attract and retain residents.
  • Understand operations guidelines within the property management agreement.
  • Respond to resident complaints and issues; liaison to residents and corporate office on maintenance and enforcement of rules.
  • Maintain professional and technical knowledge by attending workshops, reviewing publications, and establishing networks.
  • Organize and implement site natural disaster and emergency evacuation plans.
  • Manage safety records, property loss claims, and risk management initiatives.
  • Other duties as assigned.
Education and Experience
  • High school diploma required; bachelor’s degree preferred.
  • Three plus years of property management experience required.
  • Two years of direct management experience required.
  • Knowledge of resident rental lifecycle activities required.
  • Real estate license preferred or may be required in some locations.
  • Knowledge of  preferred.
  • Prior experience in Yardi Voyager or equivalent system preferred.
Skills and Requirements
  • Very strong organizational and time-management skills.
  • Strong interpersonal skills to communicate with all levels of management.
  • Intermediate knowledge of Microsoft Office Suite.
  • Sensitivity to confidential matters required.
  • Work independently and prioritize in fast-paced environment with sense of urgency.
  • Relay technical concerns with detail, quickly and accurately.
  • Read, write, comprehend, and converse in English.
  • Use general office equipment.
  • Excellent customer service and interpersonal skills.
  • Coping with and defusing situations with angry or difficult people.
  • Valid driver’s license, clean driving record, current auto insurance required.
  • Comply with all safety requirements.
  • Complete and pass Avenue5 Fair Housing, Diversity and Inclusion Training within first 30 days.
