Job Description Summary

Baldwyn Apartments, a 235‑unit community in Northgate, exemplifies urban luxury. This role manages day‑to‑day operations of an assigned property, leading the team, overseeing financial and operational goals, and ensuring compliance with company policies and housing laws including Fair Housing, the ADA, and the Fair Credit Reporting Act.

What Your Day Might Look Like
  • Provide excellent customer service while being part of a collaborative team.
  • Manage daily operations to achieve budgeted financial and operational goals.
  • Control expenditures within approved budget constraints, including maintenance repairs.
  • Oversee lease enforcement, approving resident applications, discounts, and renewals.
  • Supervise property staff, including hiring, training, and performance management.
  • Assist in client/owner relations by providing reporting on property performance and responding to owner requests.
What We Are Looking For
  • Previous property management experience (fee management preferred).
  • Proven supervisory skills—hire, lead, direct, and evaluate team members.
  • Proficiency in MS Office Suite and Yardi/One Site software.
  • Financial savvy: experience creating and adhering to budgets, fiscal reporting.
  • Excellent communication skills: reading, writing, and effective verbal communication.

Additional Responsibilities
  • Develop budgets by analyzing financial statements and operational reports.
  • Set rent rates, collect, and post rent/fees on time; prepare monthly financial status reports.
  • Approve vendor invoices, reconcile work, validate insurance certificates, code charges to Chart of Accounts, and coordinate vendor, accounting, and client communication.
  • Manage petty cash fund and stay within approved budget constraints.
  • Oversee lease enforcement, including application approvals, discounts, renewal leases, periodic inspections, proper notices, evictions, and fee collection.
  • Analyze market and economic trends to implement marketing and leasing strategies achieving occupancy and revenue goals.
  • Promote resident satisfaction—respond to complaints, resolve service issues, and ensure maintenance compliance with company standards.
  • Conduct regular property inspections to maintain safety, cleanliness, and appearance.
  • Interview, hire, orient, train, and manage staff performance in line with company policies and values.
  • Maintain client/owner relationships through meetings, tours, performance updates, and responsive service.
  • Complete accounting, financial, administrative reports, and other duties as assigned.
  • California only: manage lease process using the California Lease File Checklist for compliance.
Basic Knowledge & Qualifications
  • Bachelor’s degree preferred in Business Management, Real Estate, or related field.
  • 4‑6 years of relevant experience demonstrating property management, sales, marketing, and customer service skills sufficient for day‑to‑day operations of an apartment community.
