Job Description Summary
Greystar is looking for an experienced Community Manager to oversee the day‑to‑day operations of an 285‑unit lease‑up property. The role includes financial management, lease enforcement, staff oversight, and client/owner relationships.
Responsibilities- Manage daily operations to achieve budgeted financial and operational goals.
- Control expenditures within approved budget, including maintenance repairs and vendor payments.
- Oversee lease enforcement: approve resident applications, discounts, renewals, and conduct inspections.
- Supervise property staff: hire, train, evaluate, and manage performance.
- Assist with client/owner relationship: provide updates, reporting, and respond to owner requests.
- Develop and maintain property budgets, prepare monthly financial reports, and provide input on rent and revenue strategies.
- Approve vendor invoices, reconcile work performed, and manage petty cash.
- Implement marketing and leasing strategies based on market trends to meet occupancy and revenue targets.
- Promote resident satisfaction and retention through timely resolution of complaints.
- Ensure maintenance staff comply with company standards and complete resident service requests.
- Conduct regular property inspections to maintain safety, cleanliness, and appearance.
- 4–6 years of relevant property‑management experience, including supervisory responsibilities.
- Fee‑management experience preferred.
- Proficiency with MS Office Suite and Yardi/One Site (or Entrata).
- Strong financial acumen: budgeting, fiscal reporting, and cost control.
- Excellent communication, conflict resolution, and customer‑service skills.
- Self‑motivated, detail‑oriented, and able to work independently and collaboratively.
Bachelor’s degree preferred in Business Management, Real Estate or related field.
Specialized Skills- Required state/local licenses and certifications.
- Valid driver’s license for golf‑cart operation on property.
- Advanced Internet, word‑processing, spreadsheet, and database skills.
- Proficiency in property‑management software (preferably Entrata, Yardi, or One Site).
- Management and supervisory experience: hiring, training, evaluating, and leading maintenance and other teams.
Office work with occasional exposure to outdoor elements. Must be able to physically access all property areas, lift up to 20lb alone and up to 50lb with assistance, and travel locally for bank deposits, training, and other duties.
Salary and CompensationBase salary range: $82,431 – $99,909 per year.
Potential bonuses: quarterly or annual corporate bonus, weekly, monthly, or quarterly onsite bonuses.
