Job Description Responsibilities- Supervises and coordinates daily operations of an apartment community, including general administration, leasing and occupancy, property maintenance, and management of property associates. Ensures property assets and performance meet highest net operating income while maintaining appearance and service quality. Monitors regulatory compliance and company policies.
- Establishes and coordinates a communication system between property associates and the Corporate Office. Completes performance evaluations of supervised associates, ensuring high professionalism and performance. Responds to emergency situations and coordinates with Regional Managers or agencies as needed. May perform functions of Assistant Property Manager, such as preparing service requests and following up with residents.
- Supports and ensures timely input and proper use of PC‑based property management and time‑keeping software. Trains new and existing associates on system usage. Prepares purchase orders and approves expenditures within budget guidelines. Reviews vendor contracts, assists with the annual operating budget, and prepares variance reports.
- Maintains knowledge of maintenance programs and capital improvement projects to ensure efficient operation of systems, preventive maintenance, housekeeping, and resident service requests. Ensures compliance with housing quality standards and coordinates major issues with the Engineering Department.
- Assists with development and implementation of a marketing plan based on competitive analysis. Coordinates advertising and promotion to maximize marketing effectiveness while complying with affirmative marketing procedures.
- Engages prospective residents, identifies housing needs, interviews, shows vacant and model suites, quotes rental rates and promotions, follows up, and pursues rental status. Collects application funds, security deposits, and rent; approves all applicants and leasing documents; monitors and collects rent, handles discrepancies, deposits rent daily, and initiates collection or eviction procedures when necessary.
- Conducts move‑in and move‑out inspections, charges residents for damages or fees, prepares and approves related documents, and maintains on‑site records. Performs interim unit inspections annually or as directed. Determines market readiness and implements housing quality standards.
- High School Diploma or GED required.
- Undergraduate degree in General Studies or an associate degree in General Studies.
- 3–4 years of supervisory experience in property management.
- Preferred certifications:
Accredited Residential Manager (ARM), Certified Property Manager (CPM), Certified Property Manager (CAM), or Certified Property Manager (IREM). - Required skills:
fair housing laws, Microsoft Office, leadership and supervisory skills. - Preferred skills: affordable housing programs at select properties, Yardi, landlord/tenant knowledge, and LRO.
Commensurate with Experience
$73,100 – $102,480 annually
