JOB DESCRIPTION SUMMARY
The Residences at Rainier Square has an immediate opening for an experienced Assistant Community Manager. The Assistant Community Manager plays a critical role in ensuring exceptional customer service and exceeding expectations while supporting the Community Manager in overseeing financial and operational aspects of the community.
RESPONSIBILITIES- Complete daily financial operations: collect and post rent, fees, and other payments; prepare daily bank deposits and reconcile bank accounts; prepare financial reports; and process invoices and payables.
- Maintain and update the property management software (Yardi/One Site), ensuring accurate data entry, backups, and system integrity.
- Review resident files and accounting records to identify unpaid or late fees, communicate with residents about outstanding balances, and enforce lease terms to maximize revenue.
- Review, submit, and reconcile invoices from vendors, contractors, and service providers, coding charges to appropriate Chart of Account codes and obtaining Community Manager approval.
- Follow company procedures for evictions, including proper notice requirements, resident removal, and representation in court hearings.
- Process resident move‑outs, applying appropriate deposit and lease cancellation fees and documenting dispositions per established procedures and legal requirements.
- Respond promptly to resident complaints, questions, and requests, taking appropriate action to resolve and address service issues.
- Act as on‑site supervisor in the absence of the Community Manager by organizing daily work, coordinating maintenance and make‑ready tasks, and ensuring compliance with policies and procedures.
- Assist in managing the client/owner relationship: meet with owners, conduct community tours, provide performance updates, and address owner requests.
- Support leasing and marketing efforts by greeting prospective residents, collecting information via Guest Card, showing apartments, closing lease deposits, and assisting prospective residents with rental applications and credit verification.
- For California only: review all completed move‑in files prior to submission to the Community Manager for approval.
- Previous property management experience required; fee management experience preferred.
- Proficiency in MS Office Suite and Yardi/One Site software highly desired (not required).
- Financial savvy with experience creating or adhering to budgets and preparing fiscal reports.
- Excellent communication skills—in written and verbal form.
- Professional appearance and demeanor at all times.
- High school diploma or equivalent and a solid foundation in business disciplines.
The hourly range for this position is $26.00 – $30.00.
- Corporate Positions: in addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
- Onsite Property Positions: in addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
