Job Summary:The Vice President of Operations is a strategic executive responsible for leading the financial and operational performance of The Neiders Company's multifamily portfolio. This role drives asset value through disciplined portfolio management, operational excellence, and strategic execution while providing leadership and direction to Regional and Area Managers. The Vice President of Operations is accountable for achieving financial objectives, maximizing portfolio performance, ensuring consistent property management standards, and fostering a high‑performing team that supports the company's continued growth and long‑term success.
This is a highly visible, hands‑on leadership role. You’ll spend meaningful time on‑site across our properties, staying connected to our teams and day‑to‑day operations. We’re looking for a leader who is equally comfortable walking a property alongside our maintenance and operations teams as they are presenting strategy and results to executive leadership.
Work Schedule:Hybrid work arrangement with a minimum of two (2) in‑office days per week. Candidates must currently reside in the Seattle area to be considered for this position.
Essential Functions:(Include but are not limited to):
Financial Oversight & Asset Performance
- Own financial performance across the portfolio, including NOI growth, budget adherence, and capital planning.
- Partner with Accounting team to track KPIs, forecast property performance, and deliver owner returns.
- Lead annual budget planning and in collaboration with property and regional leaders.
- Monitor and improve financial reporting systems, dashboards, and variance analyses.
- Supports team with duties pertaining to collections, evictions, and other delinquent mandates.
- Directly oversee Regional Managers and support the development of consistent and scalable property operations.
- Foster a results‑driven and collaborative team culture rooted in The Neiders Company’s values. Train and coordinate tasks with direct reports of all levels with accountability measures.
- Evaluate operational structure and performance to identify gaps, improve efficiency, and ensure accountability.
- Guide onboarding, training, and performance management of property leadership.
- Lead from the field by maintaining a consistent presence across the portfolio, conducting regular property visits, engaging directly with on‑site teams, and gaining firsthand insight into operational performance, challenges, and opportunities.
- Lead quarterly asset reviews and provide recommendations for capital improvements, repositioning, or expense optimization.
- Collaborate with CEO/owner on long‑term business plans, market strategies, and value‑add initiatives.
- Support due diligence and integration planning for acquisitions and dispositions.
- Ensure capital expenditures are aligned with investment strategy and are executed on time and within budget.
- Collaborate with Legal, HR, Maintenance, and Construction to align operational goals with corporate strategy.
- Serve as a senior liaison between ownership and operations, ensuring transparency and alignment of priorities.

- Maintain property image by engaging in appropriate public relations.
- Partner with community managers on resident harmony by engaging in group activities or events.
- Bachelor's Degree in Business, Economics or related field required; MBA or related graduate degree a plus.
- 10+ years of progressive experience in multifamily real estate operations, with at least 5 years in a senior leadership role.
