DescriptionThe Commercial Leasing Agent at Edmonds Waterfront reports directly to the Property Manager as well as to the Director of Leasing. This role plays a key role in maximizing occupancy, supporting tenant retention, and overseeing day-to-day leasing operations across a portfolio of waterfront commercial spaces. This part-time position involves managing leasing inquiries, conducting tours, promoting available spaces, supporting lease execution, and assisting with operational duties such as rent collection, lease renewals, and tenant communications.
The ideal candidate is organized, proactive, and experienced in commercial leasing practices and tenant service.
- Key Responsibilities:
- Showings & Tours: Conduct property tours with prospective tenants, highlighting features and suitability for commercial use. Ensure all suites are accessible, clean, and presentable. Coordinate with property staff for timely space turnover and tour readiness.
- Lead Management & Leasing Pipeline: Respond promptly and professionally to all leasing inquiries via phone, email, and walk-ins. Track all leads, follow-ups, and prospect data using leasing software or CRM systems. Facilitate lease negotiations and support execution alongside the Property Manager.
- Marketing & Promotion: Partner with the marketing team to promote available commercial units through digital and physical channels. Maintain active and accurate listings on platforms like Loop Net, Craigslist, social media, and property websites. Support signage placement, broker outreach, and participation in local business events.
- Tenant Relations & Lease Administration: Act as a liaison between tenants and management during lease-up and renewal processes. Assist with lease renewal tracking and documentation. Support onboarding of new tenants and ensure a smooth transition post-signing.
- Rent Collection & Operational Support: Track and follow up on rent payments in coordination with the Property Manager. Assist with delinquency reports and tenant communication related to payments. Coordinate with accounting or management systems to ensure rent rolls are accurate.
- Administrative & Reporting: Maintain organized leasing files, digital records, and signed agreements. Generate weekly reports summarizing leasing activity, tenant feedback, and marketing outcomes. Monitor key lease dates (expirations, renewals, move-ins/outs) and support proactive communication.
- 2+ years of experience in commercial leasing, property management, or real estate.
- Strong interpersonal and customer service skills.
- Proficient with leasing or property management software (e.g., App Folio, Yardi, Salesforce).
- Experience in rent collection, renewals, and tenant retention strategies preferred.
- Knowledge of Edmonds market and surrounding business community is a plus.
- Washington real estate license preferred or willingness to obtain.
This part-time, site-based role requires availability for showings during standard business hours, as well as occasional evenings and weekends. Successful candidates will be comfortable conducting property tours, engaging with tenants, and thriving in a dynamic, fast-paced leasing environment.
CompensationHourly Rate: $20/hour (Part-Time)
Leasing Incentives- $250 per lease under 1,000 Sq Ft
- $500 per lease between 1,000–2,500 Sq Ft
- $1,000 per lease over 2,500 SqFt or for lease terms of three years or longer.
