The Assistant Property Manager plays a vital role in the success of the community by supporting both the operational and financial performance of the property. This includes managing rental payments, collections, and accounting records with strong organization, consistent follow-up, and a focus on building trust with residents. In addition, the role contributes to leasing, marketing, and resident relations while working closely with the Property Manager to support the team and gain valuable leadership experience that builds foundational management skills.

What You'll do
  • Facilitate leasing, collections, resident services, maintenance, information reporting, and compliance with all company policies.
  • Manage the rental collection process and ensure adherence to all policies regarding financial responsibilities.
  • Demonstrate a positive, professional, and client‑oriented attitude with coworkers, tenants, clients, and the public. Constantly strive for improvements in work process and results to better meet client's expectations.
  • Direct the day‑to‑day activities and property operations as assigned, or when the Property Manager is not on site.
  • Work within operating income/expense budgets and capital budgets which reflect the owner's objectives for operating the property, cash flow requirements, and leasing strategy.
  • Make recommendations to enhance the bottom‑line performance of the community.
  • Assist in administering leases, reviewing tenant billings, analyzing lease charges, enforcing tenant compliance, and performing landlord obligations as directed by the Property Manager.
  • Assist with the eviction of tenants in compliance with court order and directions from legal counsel and the owner.
  • Identify leasing prospects and respond to routine leasing inquiries.
  • Maintain complete and accurate property files and records according to company policies.
  • Coordinate with the Property Manager regarding collection and documentation of all revenues following lease obligations of tenants and the owner's policy on accounts receivable. Collect delinquent accounts promptly and reports on delinquency monthly.
  • Help facilitate good tenant relations and coordinate requests for repairs and maintenance.
  • Establish and maintain collaborative working relationships with communities, coworkers, and particularly with other members of a project team.
  • Keep abreast of new technologies, systems, and procedures related to property management and perform related duties efficiently.
What You Bring
  • High school diploma or general education degree (GED) required; college degree preferred.
  • Two (2) years of property management or leasing experience, or equivalent combination of education and related work experience.
  • Intermediate knowledge of Microsoft Office 365.
  • Intermediate knowledge of Yardi or other property management software.
  • Ability to learn and utilize new accounting, leasing, and other applicable software, technology, and social media.
  • Ability to effectively communicate in both verbal and written form with residents, employees, and vendors.
  • Must be able to travel to other properties when assistance is needed.
  • Basic knowledge of residential real estate including a broad understanding of finance, leasing, legal, marketing, construction, and the tenant relations requirements of managing a mixed‑use property.
  • Ability to work independently. Must be able to take on the role of acting Property Manager when the Property Manager is not present.
  • Ability to work a flexible work schedule with regular and timely attendance.
