RealREPP is currently teaming with a private commercial real estate owner/developer in Seattle to assist them in recruiting for an Assistant Property Manager. This APM will assist in the management and oversight of a large 4 MSF Class A office & industrial portfolio. The Assistant Property Manager will report into a Property Manager and indirectly to a General Manager. This position is part of a 4-person team which includes administrative support from a Tenant Service Coordinator.

A candidate must have prior Class A office experience and exhibit a polished and professional demeanor.

Responsibilities
  • Coordinates building access for brokers, tenants, and vendors
  • Maintains relationships with tenants and vendors
  • On call for fire alarms and other property emergencies
  • Oversees service contracts, purchase orders, and work authorizations
  • Reviews and approves property accounts payable invoices and follows up on vendor payment issues as they arise
  • Actively seeks ways to reduce operating expenses while striving to increase the quality of service provided to tenants
  • Ensures code compliance and proper equipment maintenance for all properties
  • Participates in operations meetings
  • Coordinates customer move-ins and move-outs
  • Organizes tenant appreciation events annually at all properties
  • Prepares quarterly financial reports (such as accruals and variance reports)
  • Assists with CAM reconciliations
  • Prepares license agreements, approval memos, and legal notices (such as 3-day notices)
  • Completes various accounts receivable functions, such as delinquency calls and letters, payable applications, and delinquency notes
  • Assists in quarterly reforecast of property budgets
  • Reviews monthly tenant billings to ensure accuracy and field tenant questions regarding billings and cash applications
Requirements
  • Bachelor's Degree
  • Real Estate License preferred; RPA or FMA designations encouraged
  • 3-5 years of commercial property management experience - required
  • Travel required to the portfolio; transportation necessary
  • Ability to multi-task and handle interruptions calmly and politely

    Proficient with word processing and spreadsheet software (Word and Excel)
