Guardian seeks an experienced market leader for our Washington Regional Property Manager opportunity!
This multifamily portfolio is comprised of Rural Development (RD), HUD, HOME, LIHTC (Tax-Credit), Senior and Conventional properties throughout the state of Washington including Vancouver, Seattle area, Spokane, Sequim and Port Townsend. The qualified candidate must be a resident of Washington possessing an active Washington Real Estate License and possess a minimum of three (3) years of Portfolio Management experience, with specific experience working with affordable housing programs.
This position will require regular travel to conduct property visits.

Compensation: $125,000 - $130,000 / year DOE + bonus potential!
Schedule: 40 hours/week, Monday - Friday 8:00 AM - 5:00 PM.

Description:
The general purpose of the Regional Property Manager role is to ensure that each property meets all ownership goals and objectives as well as Guardian Management procedures and standards through the daily supervision of all areas of management of each property. This includes good physical appearance and maintenance upkeep, good financial health and stability, program and government compliance, client relations and a position within the community which represents Guardian Management as a knowledgeable and professional organization.
Requirements:
The requirements listed below are representative, but not exclusive of the knowledge, skill and/or ability required.
- BS or BA, or the equivalent knowledge and experience
- Must be a resident of Washington
- Must possess an active Washington Real Estate License
- Minimum of 3 years of affordable Multi-Family portfolio management experience
- Minimum of 3 years of experience working with federally assisted programs such as HUD, RD, HOME, and Tax Credit preferred.
- HUD/RD/Senior housing experience, preferred.
- Own or have access to a reliable and properly insured vehicle for use in business transportation needs, and possess a valid driver's license.
- Must be legally qualified to work in the US
- Must be able to speak, read and write English in a manner sufficient to carry out the duties
Licensing Requirements:
Must hold an active WA Real Estate License. If not currently licensed at time of hire or transfer:
- Employee must enroll in required coursework within 30 days.
- Employee must obtain active licensure within 120 days.

- Responsible for employee development & performance of site staff.
- Ensure Compliance with all applicable Wage and Hour and Employment regulations.
- Conduct on-going training, supervision, performance reviews, and development of site staff.
- Prepare a comprehensive operating budget for each property and operate property within this budget.
- Prepare all budgets as well as annual reports.
- Approve expenditures in accordance with company purchasing policies and the budget.
- Manage property financial performance in accordance with the budget and owner needs.
- Analyze and report on monthly actual financial performance, including owner narrative.
