This Sales Development Representative (SDR) role is intentionally designed as the entry point into an Acquisitions Manager career path. You will start by focusing on prospecting, lead qualification, and seller conversations. As you ramp, you’ll be trained on deal evaluation, negotiation fundamentals, and off-market transaction flow. The goal is for this role to grow into putting deals together independently and eventually running your own acquisitions pipeline.

This role is ideal for someone who:

  • Has sales experience and is comfortable prospecting daily
  • Wants to learn how off-market real estate deals actually get done
  • Is motivated by growth, responsibility, and long-term upside
  • Is willing to earn their way into a higher-leverage role

What Success Looks Like

  • Strong daily call and contact volume
  • Consistent flow of qualified seller conversations
  • High appointment set and show rates
  • Reliable follow-through and clean CRM usage
  • Demonstrated readiness for more responsibility

Growth Into Acquisitions Manager

As you progress, you will begin to:

  • Sit in on negotiations and deal reviews
  • Learn pricing, ARV, and deal structure fundamentals
  • Assist with live contracts and active negotiations
  • Take on partial deal ownership
  • Eventually run full off-market deals independently
  • Promotion is performance-based, not time-based.

Compensation:

  • $3,500/month stipend during ramp-up period
  • 100% Commission role
  • Performance incentives and commissions tied to qualified deals
  • Successful SDRs are promoted into Acquisitions Manager roles with upside commission
  • This is not a permanent salaried role. The stipend exists to support development, not replace performance.

Responsibilities

  • Make a high volume of outbound calls to local homeowners
  • Respond to inbound seller inquiries
  • Follow up consistently until clear outcomes are reached
  • Build comfort and confidence in homeowner conversations

Lead Qualification

  • Identify seller motivation, timing, and expectations
  • Gather basic property details and context
  • Qualify opportunities for advancement
  • Set appointments and warm handoffs to Acquisitions Managers
  • Track all calls, notes, and follow-ups in Salesforce
  • Maintain clean and accurate lead records
  • Hit daily and weekly activity benchmarks
  • Participate in regular coaching and performance reviews

Qualifications

  • Prior sales experience required (SDR, inside sales, call-based sales, or similar)
  • Comfortable being on the phone most of the day
  • Confident, professional communicator
  • Coachable and open to feedback
  • Organized and accountable

Additional Notes

  • This is a production-driven role with clear expectations
  • Best suited for someone who wants growth, not comfort

Compensation

$65,000 - $90,000 yearly
