Maintenance Technician - Cru at Willows

Overview

Greystar is a global real‑estate platform operating over $300 billion in assets, including one million apartment units. This Service Technician role supports maintenance and resident service across multiple communities.

• Complete work orders from resident requests and preventive maintenance, diagnosing defects and performing repairs in line with policies and safety standards.
• Prepare vacant apartments for leasing by conducting pre‑move‑out inspections, creating punch lists, scheduling vendors, sourcing supplies, completing maintenance tasks, and inspecting finished work.
• Manage inventory of materials, tools, and equipment, returning unused items and notifying supervisors of reorder needs.
• Document service requests accurately and track them in the maintenance system.
• Maintain grounds and common areas by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
• Support cost‑cutting by fixing rather than replacing parts, avoiding waste of materials, and using tools and equipment correctly.

• Adhere to safety and risk‑management policies, attend routine safety meetings, complete required OSHA and other training, and report accidents promptly.
• Inspect contractor, vendor, and service provider work periodically to verify quality, scope, and specifications.
• Assist in routine property inspections to identify safety and risk concerns and communicate issues to management.

• Proficiency in safe use and maintenance of hand tools, power tools, and mechanical equipment.
• Experience in painting, entry‑level carpentry, appliance repair, and basic plumbing.
• High level of professionalism in manner and dress.
• Excellent communication skills, including reading, writing, and speaking effectively.
• Proficiency in Microsoft Office Suite.

• Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
• Work inside and outside in all weather conditions.
• Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
• May travel to assist other properties, attend training or business meetings.
• Work flexible schedule, including evening, weekend, and holiday calls.

• EPA certifications (Type 1 and II or Universal) for refrigerant recycling.
• All State and Local jurisdiction certifications required for Service Technicians.
• Valid driver’s license for operating a golf cart on property, if applicable.

Hourly rate: $23.00–$27.00 per hour.
