Position: Transit Building Operating Engineer (HVAC/R Technician)

Overview

As a Building Operating Engineer (BOE) for King County Metro Transit, you will apply your HVAC/R skillset to keep building occupants comfortable and breathing clean air. Your tasks include applying identity skills for HVAC diagnostics, repairs, routine maintenance, and proactive problem identification.

Pay

The pay range for day shift is $38.82 to $55.46 per hour, with a mid‑point of $49.91. Shift differentials apply: 5% for swing/afternoon and 7.5% for overnight shifts.

Responsibilities
  • Perform predictive, preventative maintenance, and repairs on HVAC and refrigeration equipment.
  • Troubleshoot and repair air conditioning units, fluid coolers, split systems, rooftop units, boilers, chillers, heat pumps, and mixing boxes.
  • Diagnose building, waterside, and airside systems through performance analysis and operate Building Automation & Controls System (BAS/BMS).
  • Repair electrical control circuits and adjust pneumatic, electronic, and line voltage controls.
  • Maintain air handlers, adjust airflow and temperatures for energy efficiency.
  • Conduct water tests and chemically treat boiler, condenser, and chilled water systems.
  • Use computers to access and operate control systems and related devices.
  • Maintain work logs, prepare reports, and assist in parts delivery.
  • Optimize system operation for efficient energy management.
Minimum Qualifications
  • Three (3) or more years of journey‑level HVAC/R and/or building engineer experience, including apprenticeship or related training.
  • Experience with refrigerants, boilers, gas burners, chillers, heat pumps, DDC, line voltage controls, and variable frequency drives.
  • Soft soldering, brazing, electrical schematic reading, and calibration techniques for refrigeration equipment.
  • Calibration and tuning of gas burners.
  • Reading wiring diagrams, troubleshooting, and using a multimeter for DDC and line voltage controls.
  • Knowledge of preventive and predictive maintenance schedules.
  • Ability to perform energy management functions and write equipment run programs.
  • Demonstrated fairness, respect, inclusiveness, integrity, and ethical conduct.

  • Reading building blueprints and schematic designs.
  • Ability to maintain effective working relationships.
Desirable Qualifications
  • Five (5) or more years of journey‑level HVAC/R experience.
  • Experience with large refrigeration or chiller systems.
  • EPA 608 certification (Universal or Levels 1 &
    2) with at least 2 years of usage.
  • Recognition from a HVAC/R apprenticeship program.
  • Training in Siemens Building Technologies and Apogee programs.
  • Low Voltage Electrical certification (EL‑06/06A).
  • Experience with Variable Frequency Drive (VFD) systems.
  • Advanced skill in natural gas combustion analysis and hydronic system troubleshooting.
Special Requirements
  • Current valid Washington State driver license with acceptable record.
  • EPA 608 certification or ability to obtain within one year.
  • City of Seattle Refrigerating Operating Engineer License or ability to obtain within one year.
  • City of Seattle Steam Operating Engineer Grade 3 license or ability to obtain within two years.
Work Location and Schedule

The position is located at South Maintenance Facility (11911 E Marginal Way S, Seattle, WA 98134). It is full‑time (40 hours per week) with a typical Monday‑Friday day shift; however, workers must be available for any shift, week‑ends, nights, holidays, and call‑outs as scheduled by seniority-based picks.

Work Environment

Work may occur indoors or outdoors and in inclement weather. Some tasks require confined spaces, roofs, high temperatures, and protective gear.

Physical Requirements

Frequent lifting of up to 50 pounds, up to 100 pounds with assistance, walking, reaching, climbing, kneeling, stooping, and safe operation of power tools. Work may involve cramped and awkward positions.

Union Status

This position is represented by Amalgamated Transit Union (ATU) Local 587.
