Job Description Summary

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities
  • Complete assigned work orders generated from resident requests, preventative maintenance, diagnose defects, and make repairs according to policies, procedures, safety standards, and code requirements.
  • Complete the “make‑ready” process for vacant apartments by performing pre‑move‑out inspection, creating punch list, scheduling vendors/contractors, obtaining supplies, completing tasks, and inspecting finished work.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, tools; track inventory and return unused items; notify supervisor of re‑ordering needs.
  • Complete documentation and paperwork in a timely, accurate, and complete fashion to document and track service requests.
  • Assist in maintaining grounds, common areas, and amenities: pick up trash and debris, pressure‑wash breezeways and pool areas, perform general cleaning, paint curbs and signage as needed.
  • Support cost‑cutting and expense control by fixing rather than replacing parts when possible, avoiding waste, and using tools properly.
  • Comply with safety and risk‑management policies: attend routine safety meetings, complete OSHA and other required training, and report accidents and incidents promptly.
  • Inspect contractor and vendor work periodically to verify quality standards, scope, and specifications.
  • Assist in routine and periodic property inspections to identify safety and risk concerns, maintain property in good repair, and communicate needs to management.
Qualifications
  • Knowledgeable in safe use and maintenance of hand tools, power tools, and mechanical equipment.
  • Experience with painting, entry‑level carpentry, appliance repair, and basic plumbing.
  • High level of professionalism in manner and dress.
  • Excellent communication skills (read, write, speak).
  • Proficient in MS Office Suite.
Required Licenses or Certifications
  • EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
  • All certifications required by State and Local jurisdictions.
  • Valid driver’s license to operate a golf cart on property, if applicable.
Physical Demands

Incumbents must be able to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods. Work may be required in all weather conditions and involve pushing, pulling, lifting, and maneuvering weights up to 25 pounds independently and 50 pounds with assistance. Flexibility to work a schedule that may include evening, weekend, and holiday calls is required.

Compensation

Hourly range: $23.00 - $27.00.
