Position Summary

We seek a Sr. Category Manager – Real Estate & Facilities to develop, champion, and implement strategies that optimize total cost of ownership year‑over‑year for assigned categories in the Real Estate & Facilities portfolio. The role manages strategic category management and sourcing activities for Facilities Management, Maintenance Outsourcing, construction, architecture, and other related programs. The successful candidate will achieve significant cost reductions, value‑added services, and maintain or improve product quality and supplier service levels while collaborating with key stakeholders.

Responsibilities
  • Develop and implement strategic sourcing plans for assigned categories.
  • Maintain deep knowledge of global category landscape, supplier base, technologies, competitive environment, total available market value, market trends, and cost impactors.
  • Execute category spend analytics across the enterprise.
  • Track forecasted versus actual savings and performance indicators, communicating results and budget impact.
  • Influence internal operational stakeholders on procurement requirements.
  • Develop strategic roadmaps with suppliers to support future business needs and manage the Supplier Business Engagement Model.
  • Structure and influence make‑versus‑buy‑versus‑outsource decisions.
  • Influence and establish project requirements for relevant categories in collaboration with internal stakeholders.
  • Define and execute detailed plans to establish new supplier relationships and nurture existing ones, resulting in contractual arrangements that support category strategies.
  • Provide regular, consistent measurement reports on category compliance and savings.
  • Identify, qualify, rank, and select appropriate suppliers.
  • Develop negotiation strategies and lead negotiations to achieve stated goals.
  • Negotiate contracts, including pricing, cost reduction plans, delivery terms, payment terms, risk mitigation plans, quality terms, product development plans, and regulatory compliance.
  • Analyze risks and benefits of sourcing decisions and present proposals.
  • Make sourcing recommendations based on financial analysis, cost structure, supplier alignment, and industry position.
  • Lead cross‑functional negotiating teams for key spend categories.
  • Set target groups and secure buy‑in for new projects aligned with organizational vision.
  • Manage supplier development and relationships to ensure pricing, quality, continuity, and alignment with internal goals.
  • Monitor contract compliance and business alignment.
  • Conduct supplier performance reviews and strategic cost‑management initiatives.
  • Act as a first escalation point for supplier performance issues and coordinate resolution.
  • Maintain day‑to‑day relationships and resolve conflicts candidly.
Qualifications – Required
  • BA/BS in Supply Chain Management, Business, Engineering or related field.
  • Minimum 5 years track record in a global procurement organization.
  • Contract management experience.
  • Experience working in a matrixed organization.
  • Strong influencing, change management, and negotiation skills.
