Job DescriptionJob Summary:
Services, supports, and maintains HVAC equipment within the determined geographical location.
Key Responsibilities:
In this role, you will make an impact in the following ways:
- Maintains safe work habits and actions in all aspects of the daily task; evaluates reactive work for safety issues, plans projects so that safety is key, and reviews preventative work for any unforeseen items that may present safety hurdles.
- Maintains, installs, and operates all equipment and systems related to all building energy systems including boilers, chillers, compressors, cooling towers, and building creature comfort.
- Utilizes software to track, assign, and prioritize reactive, planned, preventative, and predictive maintenance work and building management system.
- Reads and interprets mechanical, electrical, and pneumatic sketches, drawings, schematics, and blueprints.
- Repairs or replaces defective equipment, components, or wiring; reassembles and tests equipment following repairs.
- Tests electrical circuits and components for continuity using electrical test equipment.
- Inspects and tests systems to verify system compliance with plans and specifications and to detect and locate malfunctions.
- Discusses heating/cooling system malfunctions with users to isolate problems or to verify that malfunctions have been corrected.
- Records and reports all faults, deficiencies, and other unusual occurrences; records time and material expended on work orders.
- Orders supplies from various vendors and assists in managing spare parts inventories.
- Works cross-functionally to make repairs within one’s capability.
- Performs work in a wide variety of conditions, such as extreme heat, cold, and moisture.
- Maintains housekeeping and safety in work areas.
- Participates in training and personal development; assists in training department personnel and apprentices.
- Communicates within the assigned team and with all support teams.
- Understands and applies appropriate company and department rules and guidelines to work.
- Knows and complies with departmental, site, and company safety policies and procedures including the proper wear and use of require personal protective equipment.
- Participates in improvement projects; uses common problem solving techniques while working alone or in teams.
- Remains flexible and performs other miscellaneous duties, as required, to get the job done.
- Completes work with minimal supervision.
- Rotates job routine as needed.
