Project Manager – Commercial Construction

The Project Manager is responsible for planning, coordinating, and successfully delivering commercial construction projects from preconstruction through closeout. This role serves as the primary liaison between clients, subcontractors, vendors, field personnel, architects, engineers, and company leadership to ensure projects are completed safely, on schedule, within budget, and to the highest quality standards. The Project Manager consistently represents the company in a professional manner, fosters strong client relationships, and provides clear leadership throughout the entire project lifecycle.

Responsibilities

  • Review project scope, budgets, drawings, specifications, and contract documents during preconstruction.
  • Prepare and distribute comprehensive bid packages to subcontractors and vendors.
  • Analyze and qualify subcontractor and vendor proposals to ensure alignment with project requirements.
  • Conduct project buyout activities and identify cost-saving opportunities while maintaining quality standards.
  • Select subcontractors and vendors based on project scope, qualifications, and performance history.
  • Review and negotiate subcontractor and vendor contracts to secure favorable and fair terms.
  • Issue Notices to Proceed and coordinate timely contract execution.
  • Procure materials and verify long-lead items to maintain and protect project schedules.
  • Develop and maintain detailed project schedules that reflect milestones, critical paths, and resource needs.
  • Coordinate manpower, materials, equipment, and deliveries to meet project schedules and proactively address potential schedule impacts.
  • Lead project handoff meetings with Superintendents to ensure full understanding of project scope, schedule, vendors, subcontractors, and contract requirements.
  • Manage assigned projects from mobilization through final completion, ensuring alignment with budget, schedule, and quality expectations.
  • Collaborate closely with owners, architects, engineers, consultants, superintendents, subcontractors, and vendors throughout the project.
  • Review construction drawings, specifications, and project documents for completeness, accuracy, and constructability.
  • Monitor subcontractor performance and ensure adherence to project requirements, safety standards, and quality expectations.
  • Lead problem-solving efforts related to delays, design issues, unforeseen conditions, and project conflicts.
  • Provide regular project updates and progress reports to clients and company leadership.
  • Ensure project quality standards are maintained and that all work meets specifications and client expectations.
  • Manage and maintain all project documentation, including RFIs, submittals, scope of work documents, change orders, meeting minutes, and project correspondence.
  • Review contracts and ensure compliance with all contractual obligations and deliverables.
  • Clearly communicate contract requirements and technical information to project stakeholders.
  • Develop and manage project budgets and cost forecasts, tracking costs against estimates and schedules.
  • Monitor project financial performance and profitability, taking action to address variances.
  • Review subcontractor and vendor pay applications for accuracy and compliance with work completed.
  • Coordinate with Accounting and Project Coordinators on progress billings, schedule of values, final billings, cost tracking, and financial reporting.
  • Identify and mitigate financial risks throughout the project lifecycle.
  • Serve as a professional ambassador of the company and maintain a positive, solutions-focused image.
