Pro Source Land Services is seeking an accomplished National Director of Title Services to lead and grow one of the company's most specialized service practices.
This is not a traditional title production or title company operations position. We are looking for a senior professional who can combine exceptional technical title expertise with project leadership, sound judgment, client management, team development and business development.
Our clients bring us the title problems that are difficult to solve.
Pro Source supports complex infrastructure projects involving airports, utilities, pipelines, transportation systems, municipalities and other public and private infrastructure owners. Our title assignments routinely require professionals to reconstruct complicated ownership histories, interpret easements and conveyance documents, resolve gaps or inconsistencies in the public record, coordinate research across multiple jurisdictions, and develop practical solutions that can withstand client, agency and regulatory review.
Our aviation title practice is an important and growing part of the company. Pro Source currently performs significant airport title work throughout Minnesota, Wisconsin, North Dakota, South Dakota and Iowa, while actively expanding this capability nationally, including opportunities in California, Texas and Florida.
We are looking for the person who can take ownership of this practice and help us build what comes next.
The RoleThe National Director of Title Services will have overall responsibility for the technical quality, delivery, staffing and continued growth of Pro Source's title practice.
The successful candidate must be equally comfortable working through a complicated title issue with an experienced researcher, explaining a recommended solution to an engineer or attorney, presenting an approach to a public-agency client, developing a scope and fee for a proposal, and building relationships that lead to additional work.
This individual will serve as a senior technical resource throughout Pro Source and will work directly with executive leadership, project managers, title specialists, engineers, attorneys, airport sponsors, governmental agencies and infrastructure clients.
Key Responsibilities- Lead Pro Source's national Title Services practice, with accountability for technical quality, project performance, staffing, client satisfaction and profitability.
- Provide senior-level review and direction on complex title examinations, ownership histories, easements, encumbrances, conveyances, exceptions, gaps in the public record and other difficult title matters.
- Develop defensible strategies for resolving incomplete, inconsistent, misindexed or otherwise problematic land records.
- Direct chain-of-title research, surface title research, title continuations, title curative activities, document review and assimilation, and project-specific title investigations.
- Provide technical leadership for airport real estate and title assignments, including FAA-related title research, airport property ownership documentation, Exhibit A/property history support, Good Title evaluations, easements, releases, federal conveyances and other airport land matters.
- Review and approve significant title reports, technical memoranda, research conclusions and client deliverables.
- Establish consistent research methodologies, documentation standards, quality-control procedures and defensible work products across the practice.
- Manage and mentor title specialists, abstractors, researchers and other project personnel, including distributed and project-based resources.
- Determine appropriate staffing approaches for multi-county and multi-state title assignments and mobilize resources efficiently.
- Work collaboratively with Pro Source's Right of Way, Acquisition, Relocation, GIS, Environmental and project management teams.
- Participate directly in client meetings and serve as a trusted technical advisor when complicated title or real estate issues arise.
- Develop scopes of work, assumptions, staffing plans, schedules and fee estimates for proposals and contract amendments.
- Assist executive leadership with pursuit strategy, proposal development, interviews and client presentations.
