Position Overview
As a Building Maintenance Technician II, you will oversee and repair the building infrastructure and related support systems. This role will assist in the safe operation, daily monitoring and maintenance of all building related infrastructures and equipment including roofs, structural building components, site components, septic and storm‑water systems, dock and man doors, dock plates, bollards and other protection elements, sprinkler systems, office and warehouse HVAC systems, electrical systems, etc.
Schedule:
Monday–Friday, 7am–3:30pm. Compensation: $25–$30 per hour.
- Assist leads and supervisor with building, HVAC, and electrical systems monitoring, trending, troubleshooting and repairs.
- Conduct preventive maintenance (PMs) within established timelines: oil analysis, filter changes, calibration of sensors and transducers, compressor checks/adjustments, re‑lampping, belt changes, etc.
- Perform leak detection, required inspections, reporting, and energy‑management strategy implementation.
- Log time and materials in CMMS as work orders, PMs, etc.
- Communicate daily with departmental management and maintenance teams about building infrastructure and system status.
- Maintain housekeeping and cleanup of maintenance, rooms, and project areas daily.
- Interpret plans, specifications, schematics, operating and maintenance manuals.
- Assist in developing standard operating procedures, daily work schedules, and duty cycles.
- Assist in managing outside contractors for service, repair, and new contract work.
- Assist in budget creation for projects and yearly operating/ capital expenses.
- Assist MHE, refrigeration, and battery technicians: MHE repairs, refrigeration system repairs, battery charger repairs, battery changes, plug/tip repair, battery watering, acid spill clean‑up, battery area cleanup, and general maintenance activities.

- Basic knowledge of building systems: wet sprinkler, dry sprinkler, double pre‑action sprinkler, compressed air systems.
- Basic knowledge of HVAC systems: split systems, make‑up air units, RTUs, air handling units, gas regulators, Freon cooling, VAV systems, supply and exhaust systems.
- Basic knowledge of building electrical systems: 480V, 277V, 208V, 120V systems, transformers, switch gear, motor starters, disconnects, contractors, low‑voltage controls, lighting systems.
- Electrical license
- Plumbing license
- HVAC certification or schooling
- Building code knowledge
- Welding certification
- HAZMAT certification
- Low‑voltage control systems experience
Travel, site inspections, equipment inspections, mechanical repairs and replacements require good mobility, physical exertion, walking, bending, reaching, climbing ladders, working in high lifts, and carrying tools and parts.
Experience2–5 years of building or electrical maintenance positions. Associate degree or equivalent HVAC, Electrical, Plumbing, Building trade certification. Ammonia experience preferred.
