The OpportunityGoodwill Industries of Northeast Texas is seeking an experienced Property Manager to lead and coordinate the management of our owned and leased property portfolio. This role is responsible for ensuring that facilities are safe, compliant, cost-effective, and aligned with Goodwill's operational, donor-facing, and mission standards.
The Property Manager serves as a key liaison between landlords, vendors, facilities staff, accounting, and leadership, providing oversight of maintenance operations, capital projects, vendor performance, and property records. This position plays a critical role in supporting retail performance, donor engagement, and mission delivery across the organization.
Key Responsibilities- Lead the Facilities Manager and maintenance team; manage vendors (HVAC, electrical, janitorial, security, etc.).
- Enforce brand standards and safety compliance; oversee preventive maintenance and inspections.
- Manage budgets, capital improvements, and lifecycle strategies for major assets.
- Provide leadership and oversight of Goodwill's facilities and property operations, ensuring compliance with organizational standards and applicable regulations.
- Plan and oversee facilities and construction projects, serving as Project Manager when required.
- Conduct property assessments and lifecycle planning to identify current and future repair needs.
- Support the Facilities Manager and facilities technical team, including prioritization, coaching, and performance oversight.
- Direct site remodels, tenant improvements, and ground-up construction projects.
- Manage project budgets, schedules, and contractors to deliver on time and within scope.
- Coordinate permits, inspections, and close-out documentation.
- Oversee property-related EHS programs and required life-safety inspections.
- Maintain business continuity and emergency response plans.
- Drive sustainability programs.
- Partner cross-functionally with Retail, Logistics, and HR.
- Associate degree in Business, Facilities Management, or related field required;
Bachelor's degree preferred. - Minimum of two (2) years of commercial property or facilities management experience.
- Minimum of two (2) years of leadership or supervisory experience.
- Working knowledge of property management, landlord/tenant obligations, and facilities maintenance.
- Experience with construction, facilities projects, and vendor management.
- Strong organizational, problem-solving, and communication skills.
- Proficiency with Microsoft Office and facilities or property management systems.
- Excellent communication, negotiation, and stakeholder-management skills.
- Valid driver's license and insurable driving record required.
- Ability to travel within the GWNETX territory; occasional evenings/weekends as needed.
- Position is safety-sensitive and subject to drug testing.
