Job Summary

Audubon Property Management, LLC is seeking a reliable and skilled Floating Maintenance Technician to support a portfolio of five multifamily communities totaling approximately 889 residential units across Massachusetts and Providence, Rhode Island.

The technician will generally work at one assigned property for a period of time, with the work location potentially changing from week to week based on portfolio needs. Daily travel between properties is not typically expected, although occasional travel may be required for emergency coverage, special projects, unit turns, staffing needs, and other operational priorities.

The successful candidate will work closely with the Maintenance Director, property managers, and onsite teams to maintain safe, clean, comfortable, and well-functioning communities.

Essential Responsibilities

Responsibilities include, but are not limited to:

  • Diagnose, troubleshoot, and repair HVAC systems.
  • Perform general plumbing, carpentry, electrical, and appliance repairs.
  • Complete apartment work orders, service requests, and preventive maintenance tasks.
  • Support apartment turnovers, including painting, patching drywall, surface repairs, and general preparation.
  • Paint interiors and exteriors as needed.
  • Maintain and repair residential appliances.
  • Conduct preventive maintenance on building systems, equipment, and common areas.
  • Maintain pool cleanliness and related pool areas where applicable.
  • Assist with inspections and identify maintenance, safety, and property-condition concerns.
  • Respond to emergency maintenance calls as part of a portfolio-wide on-call rotation.
  • Travel between assigned properties when needed to support emergency coverage, special projects, or operational requirements.
  • Collaborate with the Maintenance Director and property management teams to complete work orders efficiently and professionally.
  • Communicate respectfully and effectively with residents, coworkers, vendors, and management.
  • Maintain clean, organized, and safe work areas at each assigned property.
  • Follow company policies, safety procedures, and applicable building and environmental requirements.
  • Perform other maintenance-related duties as assigned.
Required Qualifications

Requirements include, but are not limited to:

  • Three to five years of experience in property, building, facilities, or multifamily maintenance.
  • Strong working knowledge of HVAC, plumbing, electrical systems, carpentry, painting, drywall repair, and residential appliances.
  • Ability to diagnose problems, determine appropriate solutions, and complete repairs safely and efficiently.
  • Ability to work independently while managing multiple priorities across different properties.
  • Strong communication, organization, and customer service skills.
  • Valid driver's license and reliable transportation required.
  • Ability to travel between company properties in Massachusetts and Providence, Rhode Island, as needed.
  • Must have basic hand tools suitable for routine maintenance work.
  • High school diploma or GED.
  • Ability to pass a background check.
  • Availability to participate in an on-call and emergency rotation, including some evenings and weekends.
  • Ability to safely lift, carry, climb, bend, kneel, and perform the physical requirements associated with apartment and building maintenance.
  • Reliable transportation is required. Employees who use a personal vehicle for approved travel between company properties will be reimbursed for business mileage in accordance with company policy.
