The Senior Property Manager faithfully stewards the financial performance, operational excellence, physical condition, regulatory compliance, and resident experience of Banneker Management’s multifamily housing portfolio. This role is responsible for protecting the long-term value of the Company’s real estate assets while fostering safe, well-maintained communities where residents are treated with dignity, fairness, and respect. The Senior Property Manager provides leadership through sound judgment, disciplined execution, financial stewardship, regulatory compliance, and a commitment to continuous improvement.

As a member of Banneker Management, the Senior Property Manager serves as a steward of the properties, residents, financial resources, relationships, records, and responsibilities entrusted to the Company. Stewardship Responsibilities Property Operations & Asset Stewardship
  • Direct the day-to-day operations of the assigned portfolio.
  • Maintain a consistent on-site presence and regularly inspect buildings, units, grounds, life-safety systems, and common areas.
  • Ensure each community is safe, clean, well maintained, properly staffed, and operated in accordance with Company standards and approved budgets.
  • Identify operational, financial, maintenance, compliance, and resident-related risks and implement timely corrective actions.
  • Maintain complete, accurate, and organized property records, leases, contracts, inspections, compliance files, and operational documentation.
  • Assist in preparing annual operating budgets, capital improvement plans, and financial forecasts.
  • Review monthly financial statements, rent rolls, accounts receivable, accounts payable, delinquency reports, and budget variances.
  • Recommend corrective actions to improve financial performance.
  • Support achievement of occupancy, collections, renewal, and revenue objectives established by management.
  • Exercise sound financial stewardship by controlling expenses while maintaining property quality, compliance, and resident service.
  • Review invoices, monitor vendor expenditures, and maintain appropriate financial controls.
  • Coordinate collection activities and legal actions in accordance with Company policy and applicable law.
Regulatory Compliance
  • Oversee compliance with IRS Section 42, Fair Housing, regulatory agreements, financing requirements, and applicable federal, District, and local regulations.
  • Review applicant eligibility, certifications, household composition, rent limits, utility allowances, student status, and supporting documentation.
  • Maintain compliance calendars for certifications, inspections, reporting deadlines, audits, and regulatory updates.
  • Coordinate with compliance consultants, investors, lenders, auditors, government agencies, and ownership representatives.
  • Maintain complete, organized, and audit-ready resident files.
Resident Experience
  • Foster communities where residents are treated with dignity, fairness, professionalism, consistency, and respect.
  • Ensure timely responses to resident concerns, emergencies, reasonable accommodation requests, and lease-related matters.
  • Support resident retention through responsive management and community engagement.
  • Administer leases, policies, and community standards consistently and fairly.
Maintenance & Asset Preservation
  • Supervise maintenance personnel, contractors, vendors, preventive maintenance programs, work orders, unit turns, and emergency repairs.
  • Ensure vacant units are returned to rent-ready condition in a timely manner.
  • Monitor maintenance performance, resident satisfaction, completion times, and repeat service requests.
  • Identify deferred maintenance and capital improvement needs and prepare prioritized recommendations.
  • Evaluate vendor performance and verify satisfactory completion of contracted work.
  • Ensure compliance with applicable building, fire, housing, accessibility, environmental, and life-safety requirements.
