Portfolio Strategy Manager

HH Fund is a real estate investment and asset management firm focused on student housing and value-add multifamily properties across the United States. As our portfolio grows, we are seeking a Portfolio Strategy Manager to provide portfolio-level performance insight, strategic analysis, and executive decision support across our assets.

The Portfolio Strategy Manager is a senior individual contributor responsible for translating operational, leasing, and financial performance into actionable, portfolio-level strategy. This role partners closely with the VP of Asset Management and works cross-functionally with Operations, Leasing, and Finance to support performance improvement and capital decision-making.

This is not a reporting-only role. The ideal candidate brings strong judgment, analytical rigor, and a practical understanding of property operations and leasing dynamics.

• Own portfolio-level performance analysis across financial, operational, and leasing metrics
• Identify trends, risks, and opportunities related to occupancy, leasing velocity, renewals, expenses, bad debt, and NOI
• Develop clear, data-backed recommendations to improve asset and portfolio performance
• Analyze leasing strategies, renewal effectiveness, concessions, and marketing performance
• Prepare concise performance summaries and strategic memos for senior leadership
• Support investment committee discussions, capital allocation decisions, and long-range planning
• Partner with Operations and regional teams to understand on-the-ground performance drivers
• Review and elevate work produced by Asset Managers and Analysts
• Monitor Cap Ex performance, leasing-related capital investments, and return outcomes
• Support refinancing, disposition, and portfolio optimization initiatives

• 4–5+ years of experience in real estate asset management, portfolio management, property management, leasing, or related roles
• Strong understanding of property operations and leasing performance drivers
• Excellent financial and operational analytical skills
• Ability to synthesize complex data into actionable insights and recommendations
• Comfortable working cross-functionally without direct authority
• Strong written and verbal communication skills

• Asset or portfolio management roles at owner-operator or investment platforms
• Regional operations or leasing leadership roles with strong financial exposure
• Strategy, FP&A, or hybrid asset/operations roles within real estate organizations
