As an HVAC Mechanic at LB&B Associates, Inc., you’ll be the go‑to expert for critical systems that keep our buildings comfortable, safe, and energy‑efficient. You’ll operate, maintain, and troubleshoot advanced HVAC equipment, from complex chillers and boilers to cooling towers and building automation systems (BAS). Your technical acumen, attention to detail, and commitment to safety will elevate our operations and set new standards for service.
Responsibilities- Operate, maintain, and repair all types of commercial HVAC systems, with a focus on chillers, boilers, cooling towers, air handling units, VAV boxes, split systems, and associated controls.
- Perform scheduled and preventive maintenance on mechanical equipment to ensure maximum reliability, efficiency, and compliance with manufacturer recommendations.
- Troubleshoot, diagnose, and resolve technical issues related to HVAC equipment, including mechanical, electrical, and electronic components.
- Monitor, adjust, and program building automation systems (BAS) to optimize building performance, comfort, and energy usage.
- Respond promptly to HVAC service calls and emergencies, providing rapid assessment and high-quality repairs to minimize downtime.
- Read and interpret blueprints, schematics, wiring diagrams, and technical manuals to ensure accurate maintenance and repair procedures.
- Log, track, and document all maintenance activities, equipment readings, repairs, and parts usage in accordance with company policies and regulatory requirements.
- Collaborate closely with building engineers, maintenance staff, and external vendors to coordinate repairs, upgrades, and system modifications.
- Continuously monitor system performance and proactively identify potential issues before they escalated, ensuring reliability and occupant comfort.
- Adhere to all safety protocols, environmental regulations, and PPE requirements to maintain a secure working environment for yourself and others.
- Support inventory management of HVAC supplies, tools, and replacement parts, ensuring materials are available for efficient operations.
- Deliver excellent customer service to clients, tenants, and management, communicating technical concepts in a clear and approachable manner.
- High school diploma or equivalent (required);
State of Maryland Journeyman or Master HVAC License required; completion of an accredited HVAC apprenticeship or technical school strongly preferred. - Minimum 5 years of commercial HVAC maintenance experience, with proven proficiency in servicing chillers, boilers, cooling towers, and building automation systems.
- EPA Section 608 Certification (Universal) required; additional certifications (e.g., NATE, manufacturer-specific training) are a plus.
- Solid understanding of electrical, mechanical, and electronic systems as they relate to HVAC equipment.
- Strong troubleshooting and diagnostic skills, with the ability to work independently and under pressure.
- Exceptional organizational and documentation abilities, with keen attention to detail.
- Physical stamina and dexterity to perform hands‑on work, including standing, walking, bending, kneeling, climbing, and lifting up to 50 pounds.
- Comfort with heights, confined spaces, and exposure to hot/cold conditions as part of daily tasks.
- Excellent interpersonal and communication skills, both written and verbal.
- Flexibility to adapt to changing priorities and schedules, including occasional overtime, weekends, or after‑hours support.
- Strong commitment to safety, environmental stewardship, and personal/professional ethics.
- Ability to lift and carry up to 50 pounds as needed.
- Frequent standing, walking, bending, kneeling, climbing, and reaching throughout the shift.
