Job Overview
Evening Maintenance Technician – Full Time, 32 to 40 hours per week, based in Silver Spring, Maryland (Leisure World of Maryland Corporation). Starts at $26.50 per hour and includes benefits: medical, dental, vision, life, LTD and 401(k).
Schedule:
Thursday – Sunday 4:30 PM – 12:00 AM with assigned on‑call duties.
- Diagnose and repair building systems (HVAC, plumbing, electrical, etc.) during off‑hours.
- Contact internal personnel and external vendors as necessary.
- Manage emergency repairs for air conditioning, heating, plumbing, electrical lighting, elevators, fire sprinkler, standpipe, hot water heaters, door systems, alarm system, garage door openers and other building equipment.
- Assist day‑shift personnel when necessary.
- Maintain accurate logs, close work orders and track time.
- Communicate status of repairs to residents and management.
- Provide excellent customer service to residents, contractors and staff.
Leisure World of Maryland Corporation staff and contract personnel; community residents and board members.
License / Certification- ACCA Refrigerant Transition and Recovery Certificate.
- Valid driver’s license with clean driving record.
- High school diploma or GED (required).
- Associate’s degree from a two‑year college or technical school (preferred).
- Four (4) or more years of experience troubleshooting and repairing residential buildings, including plumbing, heating, A/C and electrical.
- Ability to troubleshoot, repair and replace building system equipment.
- Proficiency with technology for management of duties, including computers, smartphones, energy management systems, property management maintenance software and diagnostic equipment.
- Ability to assemble tools, supplies and instruments required for each job.
- Skill in keeping logs, documenting repairs, closing work orders, tracking time accurately and communicating status of HVAC and mechanical systems.
- Customer service orientation when dealing with owners, residents, renters and contractors.
- Ability to read and interpret safety rules, operating instructions, maintenance procedures and manuals.
- Proficiency with common hand & power tools and precision measuring, electrical and electronic testing devices.
- Consistency in delivering accurate, timely work.
- Priority handling of work assignments.
- Courtesy in responding to customer needs.
- Regularly lift and/or move up to 10 pounds and occasionally up to 50 pounds.
- Climb ladders, manhoists or lifts and carry heavy loads up to 50 lbs.
- Walk up and down stairs for inspections; occasionally kneel or bend to access areas.
- Visually inspect machinery and buildings.
