About the role
The Title Examiner position plays a crucial supportive role in real estate transactions. This role is responsible for entering orders and data, managing customer service inquiries, and conducting detailed research on the history of a property. By identifying potential problems, claims, or discrepancies, the Title Examiner ensures that transactions proceed smoothly and without legal or financial interruptions. This role requires precision, analytical skills, and the ability to communicate effectively.
Key Responsibilities Order Processing- Prepare new orders received from realtors, private sellers, attorneys, or lenders for courthouse searching.
- Conduct courthouse searches at the Register of Deeds and Treasurer offices to obtain necessary property records and legal documents.
- Answer phone calls and address questions related to file progression, title products, and miscellaneous inquiries.
- Provide clear and concise communication with clients and internal stakeholders.
- Retrieve documents using Microfiche machines as needed.
- Prepare mailings, including returning recorded mortgages to lenders.
- Perform scanning and digital recordkeeping tasks to maintain organized and secure files.
- Examine and verify titles, ensuring accuracy and compliance with regulations.
- Summarize legal or insurance documents for clarity and usability.
- Compile and analyze lists of mortgages, contracts, and other instruments pertaining to property titles by researching public and private records.
- Search, analyze, and evaluate records related to titles of homes, land, and buildings.
- Ensure titles are free from restrictions or encumbrances that may hinder sales or usage.
- Issue title insurance and assist with rights of way, property transactions, mortgage loans, and mineral rights protection.
- Collaborate with clients to gather required documentation for the preparation of final policies.
- Finalize and distribute final Title Insurance policies for both commercial and residential real estate transactions
