Job Description
The Construction Project Manager oversees the full life cycle of multi-family and commercial construction projects, managing day-to-day site operations, leading field crews, coordinating subcontractors and vendors, and ensuring projects are delivered on time and within budget. This role focuses on multi-family ground-up projects such as apartments, condos, townhomes, and land development, and requires a hands-on leader who can manage all on-site individuals including subcontractors, vendors, clients, and customers.
Job Title:Construction Project Manager Responsibilities
- Manage the day-to-day operations of multi-family and commercial construction projects from inception through completion.
- Work with city officials to obtain necessary permits and entitlements for each project.
- Coordinate with surveyors and excavators to establish property boundaries, site grades, and site controls.
- Procure all required materials and collaborate with suppliers to ensure on-time delivery to the job site.
- Develop, maintain, and oversee the project schedule, including scheduling trades and subcontractors to complete work in sequence.
- Lead and direct field crews, subcontractors, and vendors to maintain productivity, quality, and safety on-site.
- Educate trade contractors to help them better understand and interpret construction documents and plans.
- Collaborate with trade contractors to resolve issues in a cost-efficient and timely manner.
- Apply a strong understanding of apartments, condos, townhomes, and land development to guide project decisions.
- Manage all on-site relationships with subcontractors, vendors, clients, and customers in a professional manner.
- Run the entire project independently rather than relying on multiple superintendents to manage separate portions of the same project.
- Utilize construction management and estimating tools, such as Procore, Bluebeam, Construct Connect, and Smart Bid, to support project planning and execution.
- Monitor project progress, identify potential delays or issues, and implement corrective actions to keep the project on schedule.
- Support estimating activities as needed to help develop budgets and bids for current and future projects.
- 0–5+ years of professional experience working as a Project Manager on construction projects.
- At least 2+ years of experience running entire commercial construction projects from inception through completion.
- Minimum 1+ years of experience working on multi-family projects.
- Strong understanding of multi-family ground-up construction, including apartments, condos, townhomes, and land development.
- Proven ability to manage all aspects of a project independently without relying on multiple superintendents for different portions.
- Experience working in commercial construction environments.
- High school diploma required.
- Ability to work closely with city officials to obtain permits and entitlements.
- Strong organizational and scheduling skills to manage trades and maintain project timelines.
- Ability to read, interpret, and explain construction documents to trade contractors.
- Strong problem-solving skills with a focus on cost-efficient solutions.
- Effective communication and leadership skills for managing on-site teams, subcontractors, vendors, and clients.
- Willingness and ability to travel up to 80% of the time to project locations within approximately five hours of Sioux Falls.
Skills & Qualifications
- Associate’s (AS) or Bachelor’s (BS) degree in Construction or a related field preferred.
- Experience with multi-family ground-up builds is strongly preferred.
- Familiarity with Construct Connect and Smart Bid for preconstruction and bidding activities.
- Experience using Bluebeam / Blue Beam for plan review and document management.
- Experience using Procore for construction project management.
- Experience in mixed-use and commercial construction projects is beneficial.
- Ability to contribute to estimating processes and support project budgeting.
- Comfort working on large-scale projects while maintaining a people-first, collaborative approach.
This role is primarily based on active construction sites, overseeing multi-family and commercial projects, including upcoming projects in locations such as Sioux Falls and Huron. The work environment is field-focused, with frequent interaction with trades, suppliers, and city officials. The position requires up to 80% travel to project locations within roughly a five-hour radius of Sioux Falls. Housing near the project sites is fully covered through a per diem arrangement, with rent, utilities, water, cable, and related living costs paid in full, and flexible options available based on individual needs.
