Responsibilities
  • Plan, schedule, and supervise daily maintenance activities including installations, repairs, service requests, unit turnovers, and grounds and common area upkeep.
  • Hire, train, and develop maintenance staff, ensuring adherence to company policies, procedures, and safety practices.
  • Conduct regular safety inspections and enforce corrective actions, providing training on safe handling of chemicals, supplies, and equipment.
  • Lead safety and department meetings, participate in regional and community events, and drive continuous improvement initiatives.
  • Coordinate vendor and contractor work, prepare project specifications, negotiate bids, and audit work quality and cost compliance.
  • Maintain department budget, ensuring projects and schedules stay within financial guidelines.
  • Use Yardi Mobile to update and close service requests, and manage inventory of supplies, materials, and appliances efficiently.
  • Provide troubleshooting and trade-specific training to staff on systems such as HVAC, electrical, plumbing, and fire alarm control.
  • Ensure all work meets WBPC’s quality standards and is completed accurately and on time.
  • Adopt and enforce all OSHA safety regulations and local, state, and federal health and environmental laws.
Qualifications
  • Minimum 5 years of related maintenance experience; property management experience preferred.
  • Proven ability to supervise and lead a large maintenance team.
  • Advanced knowledge of electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair trades.
  • HVAC and EPA certifications preferred.
  • Effective communication skills with management, partners, subordinates, vendors, and residents.
  • Proficiency with handheld tools, basic electrical and plumbing repairs, and small machinery.
  • Basic computer skills, including mobile device and PC use.
  • A valid license may be required for this role.
  • Availability for on‑call work, emergency calls, off‑hour shifts, and overtime as needed.
  • Physical ability to lift up to 50 lbs.
Benefits
