An employee in this role performs routine maintenance, inspections, and repairs on HVAC and refrigeration system components, responds to corrective maintenance work orders, troubleshoots, and performs adjustments to resolve equipment deficiencies. The work includes inspecting, replacing or cleaning faulty parts, testing equipment functionality, and may involve assisting a higher‑level tradesperson or supervisor with more complex maintenance projects, installations, or repairs. Work is performed independently and is inspected upon completion for quality and timeliness by Facility Operations Supervisor and/or Director/Manager.
Dutiesand Responsibilities
- Preventative maintenance on HVAC systems, including changing air filters, cleaning coils, condensers, evaporators, and greasing bearings, pumps, and motors.
- Preventative maintenance on furnaces, boilers, and unit heaters, checking for leaks in oil and gas lines, cleaning filters and strainers, and cleaning burner assemblies.
- Preventive maintenance on actuators, louvers, and pneumatic and electrical controls using a vibration meter, recording measurements, aligning and adjusting new belts and coupling drives.
- Provide initial response, review, and prescribed adjustments to resolve equipment maintenance issues such as temperature, refrigeration cycle operation, oil levels, noises, bearing temperatures, connections, insulation, belts, gaskets, pulleys.
- Recover and reclaim refrigerants for disposal in accordance with federal Environmental Protection Agency rules and regulations.
- Inspect, clean, lubricate, and perform preventive maintenance on air compressors, stations, refrigerated air dryers, traps, filters, relief valves, expansion tanks, pumps, fans, motors, and related components.
- Service, maintain, and perform routine repairs on air handling equipment such as unitvent doors, fan coil units, exhaust fans, make‑up air fans, unit heaters, and air handling units for single and multiple zones.
- Install basic ventilation or air conditioning units (comfort coolers, window units, split systems, and similar equipment).
- Use manufacturers’ manuals, instructions, and equipment schematics to accomplish servicing, preventative maintenance, and routine repairs.
- Demonstrate maintenance tasks and procedures to trainees or other employees.
- Identify and troubleshoot problems related to airflow, refrigerant flow, electrical failures of motors, and electrical circuits in process‑cooling equipment.
- Read blueprints to identify components and locate equipment.
- Access, navigate, and monitor building automation system (BAS) necessary to perform maintenance duties.
- Participate in other trades’ tasks consistent with operational and organizational requirements.
- All other duties as assigned.
- Two years of experience in the maintenance, repair, or installation of HVAC or refrigeration systems, units, and equipment; or completion of a three‑year Vo‑Tech training program in refrigeration, HVAC, or building automation and six months experience in related digitally controlled equipment or BA systems; or an equivalent combination of experience and training that includes one year of experience in the maintenance, repair, or installation of HVAC or refrigeration equipment.
