Overview
If you are motivated and believe in the credit union philosophy of "People Helping People," join our team! The role of an Experienced Mortgage Loan Specialist involves managing the full real estate loan process across all delivery channels, from application to closing.
Responsibilities- Receive and assist clients in completing real‑estate loan applications, serving as the primary point of contact throughout the origination process.
- Independently assess and underwrite loan applications, evaluating credit worthiness, repayment ability, collateral value, and organizational risk, and decide to approve or deny within assigned tiered approval limits.
- Communicate approval or denial decisions to members clearly and professionally.
- Verify income documentation, including personal and business tax returns, to support approval decisions.
- Advise potential home buyers and existing homeowners, gathering required documentation to facilitate initial loan approval.
- Consult with a Senior MLS or above for complex lending situations or when higher approval authority is needed.
- Stay updated on market trends, interest rates, and regulatory changes to provide accurate information to members.
- Assist members with the servicing of existing mortgage and home‑equity loans.
- Collaborate with the RELO VP/SVP on training and loan approvals.
- Follow up with prequalified applicants and other leads promptly and effectively.
- Set interest rates and disclose loan fees based on borrower creditworthiness, loan amount, term, and market conditions.
- Coordinate member engagement with the Real Estate Lending Processing Center and assist with real‑estate loan closings.
- Maintain comprehensive knowledge of all real‑estate lending products, policies, procedures, and regulatory compliance.
- Educate members on available services and refer them to other Credit Union products as appropriate.
- Ensure loan application history notes are well documented and easy to review in the Loan Origination System.
- Provide assistance to the Lending Contact Center with mortgage‑lending calls as needed.
- Support branch employees with real‑estate related needs, enabling them to refer potential applicants confidently.
- Cultivate member engagement through regular follow‑up reports throughout the home‑buying process.
- Engage in community outreach by meeting with realtors and third parties and attending local events to build and maintain loan volume.
- Perform consumer unsecured lending duties as assigned, answer phone inquiries, and handle clerical tasks.
- Complete additional tasks assigned by management.
- High‑school diploma or GED equivalent required; bachelor’s degree or CCUE Certification preferred.
- Associate of Arts or Associate of Science degree via the North Carolina Community College Transfer Program (NC‑CTP) acceptable.
- Successful completion of the Real Estate Lending (RELP) courses and exam required before assignment.
- Completion of additional modules:
Wires, Credit Cards, Estate Basics, Financial Advisory Services (FAS) Overview, Life Stages & Events. - Minimum of 2 years’ mortgage‑lending experience strongly preferred.
- Assigned tier 2 lending limits and proven proficiency at current approval authority.
- Registered or eligible as an active MLO with the NMLS.
- Excellent verbal and written communication skills; ability to communicate with SECU personnel, VPs, SVPs, attorneys, members, appraisers, and realtors.
- Strong networking and relationship‑development skills.
- Adherence to compliance and regulatory standards with consistent lending decisions aligned with SECU policies.
- Organized, meticulous, and willing to engage in ongoing training and professional development.
- Basic computer skills with ability to learn more complex software for processing applications and servicing.
- Completed all required quarterly training courses and other training assignments by management.
- Consistently demonstrates SECU’s Core Values.
- Fluent in English, both spoken and written.
- Dedication to the Credit Union philosophy and work ethic, with adherence to the established work schedule and attendance policies.
- Completion of the Credit Union’s Core Module Program within 12 months of hire date.
