summarythe primary purpose of this position is to ensure the effective maintenance, repair, and overall readiness of housing units, buildings, and grounds so that all properties remain safe, livable, and compliant with applicable codes and hud standards. The incumbent performs full‑performance building maintenance in multiple trades to complete routine and complex repairs, prepare units for new tenants, and responds to work orders in occupied residences.
The incumbent conducts regular cleaning and inspections of buildings and grounds, carries out preventive maintenance on systems and equipment, and identifies and reports issues requiring supervisory attention. The incumbent also interacts effectively with residents while supporting the preservation of housing assets and contributing to a well‑maintained living environment for all residents.
- performs independent, routine, and complex repairs across carpentry, painting, plumbing, and electrical trades to prepare and maintain units for occupancy, including repairing fixtures, replacing flooring and molding, installing minor electrical components, clearing drains, spackling, painting, and completing minor hvac and appliance repairs.
- installs replacement appliances such as refrigerators and ranges and ensures proper setup and safe operation.
- performs exterior building maintenance including replacing entrance doors, exterior lighting, splash blocks, shingles, parking stops, downspouts, screens, locks, and cleaning gutters.
- inspects, maintains, and repairs playground equipment, dumpster enclosures, fencing, and other site structures, and installs signage and accessible parking markings.
- conducts routine preventive maintenance on heating, air conditioning, and smoke alarm systems, including filter changes, operational checks, and detector testing and replacement.
- completes seasonal tasks such as installing and removing storm windows and screens and performing preventive maintenance on grounds equipment and tools.
- participates in interior and exterior site inspections with the site manager to ensure compliance with authority standards and organizational policy.
- maintains accurate work orders documenting all work performed and records monthly utility meter readings for apartments and the community center.
- manages and requisitions maintenance supplies to ensure adequate inventory for ongoing operations.
- monitors and assists outside contractors to ensure quality workmanship and adherence to contract requirements.
- cleans and vacuums offices, bathrooms, and laundry areas in the community center when additional maintenance support is required.
- cleans vacant units as needed to prepare them for occupancy.
- performs other related duties as assigned.
- knowledge of the general operations and procedures of dsha, hud, federal and state programs, and properties.
- ability to orient other employees and to explain organizational policies, rules regulations, and procedures.

- familiarity with affordable housing policy and programs, especially as it relates to the public housing programs
- knowledge of the basic methods and techniques used in the maintenance and repair of buildings, heating and cooling equipment.
